Customer stated garbage disposal is not working. Found disposal full of food and it’s not making any noise when turned on. Reset switch on disposal was not tripped. Checked breaker box to find the disposal breaker was tripping. Reset breaker and found the disposal works fine though the break is flashing red when it’s on. Recommend an electrician check the breaker to insure there’s no electrical issues with it. Job is completed
The tenant complaint is that the hose his is constantly leaking We found there is high water pressure of 90 psi and the hose bib was constantly leaking We attempted to rebuild the hose bib but were unable to get it to come a part so we replaced it We replaced the prv and replaced the hose bib had to cut open the wall next to the water heater to access the hose bib water line We tested everything with no issues Job complete No other estimates needed
Tenet stated that the guest bathroom toilet is backing up. Found guest bathroom toilet backed up. Toilet was clogged in Ptrap Ran closest auger and cleared. Tenet stated that there is also a bad smell coming up form some of the fixtures in the house. She lives alone and does not use them. Investigated the issue but found no issues. Informed her to run water in the other fixtures to prevent the ptraps from going dry.

The tenants complaint is that they are hearing a loud thump noise and some hissing coming from the water heater closet We could not recreate the noise or the hissing noise We did find that the water pressure is at 140psi Which could explain the noises if they are coming from the t&p on the water heater The water heater is a 2022 model We removed the water heater and replaced the prv and reinstalled the water heater Job completed No new estimates needed

Customer/ Tenant States: Master bathroom is backing up again. Technician Notes: Upon arrival, flushed master bathroom toilet and it backed up into master bathroom shower. Attempted to run sewer machine through shower drain but was unsuccessful. Pulled toilet in the master bathroom to better access drain. Snaked line and switched to spade head. Managed to get line flowing again. Ran camera down sewer line but the picture got very foggy. Camera malfunctioned. Issue is 30ft down the line from the toilet. Resolution: Managed to get drain flowing. Advised to not use toilet in master bathroom. Shower and sinks are fine to use. We will have to come back out after camera is repaired. Tech Notes: Upon inspection I found that this is a standard elongated toilet located in the upstairs Jack/Jill bathroom of home. I found that the toilet was instantly backing up after flushing. I let the tenant know I would need to start with plunging, and using an auger to try to clear clog. Resolution: I was able to successfully clear the clog, and after using auger/plunger I found that there was a coloring pencil stuck inside of the S-trap of the toilet, which was the cause for the clogging/backing up.
