Technician notes: upon inspection found GB bathroom toilet leaking from tank to bowl bolts and flush valve broken, found American standard 2 handle kitchen sink dripping constantly. CM 04/24/2024 Customer stated: they had 2 leakimg faucets and a sewage ejection pump not working. Tech notes: called out today to look at a sewage ejection pump not working and 2 leaking faucet's. While on site I diagnosed the sewage ejection pump and found the motor is slow at pumping water out and the float does not want to work all the time only works partially sometimes allowing to pump to work. In the hall bathroom on the main level the lavatory faucet was leaking but was unable to be diagnosed due to the set screw being streipped on the failed cartridge. In the master bathroom on the second level the hot side garden tub faucet handle would pop off constantly. When I removed the handles I found the cartridge was damaged by the set screw making the stem too flimsy to hold the handle. Resolution: for the sewage ejection pump, the home warranty did not approve for a replacement but approved for a float replacement. The float is for a zoeller sewage ejection pump. In the hall bat

Customer stated: needs tubular and garbage disposal installed. Customer Stated: They wanted a quote for having the hose bib fixed. Tech Notes: Upon inspection I found that this is a outdoor faucet located on the right side of home, and was leaking from the vacuum breaker. The h/o stated he removed one of the vacuum breakers form the other outdoor faucet, and attached it to this faucet bc he was unable to get the hose itself off. I let him know we would need to replace this hose bib as if I try to remove the vaccum breaker from this hose I run the risk of stripping the threading for the outdoor faucet. I let him know we would need to cut into drywall behind outdoor faucet to gain access for replacement. I presented options to have this done through service for todays visit, and the h/o elected to not have this taken care today. Resolution: We would need to replace the existing outdoor faucet located on the right side of home, and replace with brand new faucet by cutting into the drywall behind to help fix/prevent any future plumbing issues. CM 04/18/2024 Customer stated: they wanted their water heater flush. Tech notes: called out today to perform a water heater flush. While on site I found the thermal expansion tank is not mounted properly and is not holding compressed air causing water fluctuation through the whole home. The water heater is outside of manufacturers warranty so I did not perform a water heater flush but performed an inspection. The home owner brought to my attention that her main shut off doesn’t work which I can confirm will not work without feeling like I’m braking it. Also the water pressure today is 70 psi which is high than normal showing age is taking its toll on the prv. Resolution: we will be replacing the 50 gallon natural gas water heater with a new one and adding the 10 year warranty to it. We will also be replacing and mounting the thermal expansion tank to where it’s supported by the wall and not the pipe. We will also replace the prv and the main water shut off with a 3/4 pex ball valve

Customer Stated: They had an issue with their sump pump, and toilet was not filling fast enough. Tech Notes: Upon inspection I found that this is a Zoeller sewage ejection pump located in the basement of home, and is filled with foreign objects which has caused the motor to burn out. I let the tenants know that the pump will need to be replaced, and this is not typically covered under AHS warranty. I found that the toilet is a Crane elongated located in the main level powder bathroom of home, and I was unable to find any mechanical/plumbing issues with this toilet. I made the tenant aware that AHS warranty is not going to cover for me to do anything unless a repair is necessary. Resolution: We will need to replace the existing sewage ejection pump, and do a minor rebuild for the main level powder bathroom to help fix/prevent any future plumbing issues. CM 05/01/2024 Customer stated: they had a pressure issue out of the master bathroom hot side lavatory faucet. Tech notes: called out today to look at a faucet in the master bathroom that’s having pressure issue on the hot side. Our previous technician had replaced the cartridge that had fixed the drip but didn’t fix the issue. While further investigating I checked pressure to find it a 45 psi and checked the water heater to find it 2 years old and functioning properly. I checked the hot side straight stop under the lavatory sink in the master bathroom to find it completely corroded and clogged allowing a small volume of water to come out. Resolution: replaced the straight stop and tested to fine everything functioning properly as should. CM 04/18/2024 Customer stated: they wanted their water heater flushed. Tech notes: called out today to perform a water heater flush. While on site we went up stairs and located the water heater in a utility closet on the second floor. Upon arrival I hooked up my hose and drained the heater. Once the heater was completely drained. Customer states recirculation pump makes a loud noise when it’s on how ever when he turns it off they get cold water on the hot side. As well as t&p on the water heater is leaking Found the recirculation pump is making a loud noise due to corrosion build up inside the fan motor pump needs to be replaced. When the pump is off or set on timer and is not running they get cold water in the hot side due to the check valve having failed and allowing cold water to back feed into the recirculation system. The t&p had a leak out of the top and is heavily corroded. Managed to get the leak to stop but due to the level of corrosion I highly recommend replacing the t&p to insure that there is no other issues. Job is not completed Estimates ready to send. Customer states a few days ago upstairs guest bathroom clogged, he plunged annd cleared the clog but was concerned. and currently the basement bathroom is clogged. Tested and found no issues in upstairs guest bathroom, basement bathroom backing up. Found sewage pump behind bathroom that was not pumping at all. Pump is burnt up. They said that the pump was replaced 4 years ago but they never had not heard the thump it makes since it was replaced. Check valve looks to be reused from old pump. Likely the.
