Arrived on site, for no heat on electric heat unit. Found blower motor seized buzzing and refusing to spin. Found very substantial amount of dust build up on blower wheel. This is likely a major contributing factor to the blower wheel seizeing up. As dust on the blower wheel causes drag which causes the motor to work harder and ultimately shorten the life of the motor. Tested electric heat for power and resistance and found no issues. Tenet relayed information to the land lord and elected to replace the motor and wash the blower wheel give the new motor the best chance. Performed blower wheel cleaning and replaced motor. Tested heat strips to ensure they were still functioning properly and found no issues. Unit in good working order upon departure.
