Today I arrived on site and performed a summer tune-up on the system. Here's a summary of the work completed: Indoor Unit (Air Handler): Located in closet; serviced for whole home. Replaced the 20x25x5 pleated filter. Cleaned the indoor coil, noted as in fair condition. Inspected blower wheel, primary drain pan, and electrical wires; all in good condition. Outdoor Unit (Heat Pump): Located on the second-floor north deck. Observed outdoor coil in poor condition, corroded due to salt air. Tested blower motor, condenser fan motor, compressor, blower run capacitor, compressor run capacitor, fan run capacitor, contactor, and electrical wiring; all operating within manufacturer specifications. System Performance: Return air temperature measured at 76.0°F. Supply air temperature measured at 54.0°F. Cleared the condensate drain line and cleaned out the primary pan. Tested the safety switch. Additional Actions: Dusted the thermostat. Restored power to the units. Tested thermostat operation.
