Quinn went over and beyond to not only make sure our equipment was working properly, but also safely. Quinn indicated that a carbon monoxide reading was exceeding limits in our home. Quinn checked our stack at the base of our furnace and water heater to determine if there was a blockage which wasn’t found. He exhausted all possible reasons, including within the attic. His last attempt was to go on roof and check the chimney stack with cap on roof. Roof work was performed a month ago. Quinn found that the cap was not on correct, as a cupping action to the exhaust was taking place. Upon reinstalling the cap properly, the carbon monoxide readings inproved. Thanks to Quinn for his professionalism, combined with his care for humanity.

Performed comprehensive AC maintenance on a Trane XR17 system in Piscataway, NJ. Cleaned condenser coils with Nu-Calgon Evap Pow'r-C, improving heat transfer efficiency. Replaced clogged air filter with a MERV 11 Honeywell FC100A1037 pleated filter. Checked refrigerant charge using Fieldpiece SMAN460 digital manifold, adding R-410A to manufacturer specifications. Tightened electrical connections and applied NoAlOx anti-oxidation compound to prevent corrosion. Lubricated fan motor bearings with SAE 20 non-detergent oil. Cleaned condensate drain line using CO2 cartridges. System now operating at peak performance, ensuring optimal cooling and energy efficiency.
Conducted ductless mini-split maintenance on Mitsubishi MSZ-FH12NA indoor unit and MUZ-FH12NA outdoor unit. Cleaned indoor coil and blower wheel with Self-Rinse solution. Flushed condensate drain line. Inspected outdoor unit, cleaned condenser coil, and verified proper fan operation. Checked refrigerant pressures: suction 120 psig, liquid 410 psig at 95°F ambient. Tested amperage draw: compressor 7.2A, fan motor 0.8A.
Performed a thorough HVAC system inspection today. Observed a 23° temperature split between 79° return and 56° supply air, indicating good performance. Blower wheel slightly dirty. No condensate safety switch present. Evaporator coil clean, while condenser coil requires cleaning. All capacitors, including compressor run, blower run, and condenser fan run, tested within tolerance ranges. Recommend scheduling a coil cleaning service to optimize system operation. No other deficiencies noted.
