Arrived on site to inspect mixing valve that seems to be corroding. After our initial inspection, we found that a couple of the seals on the mixing valve had been leaking slowly causing a buildup of oxidation. We tightened each of the nuts on the mixing valve. The one that connected the valve to the water heater was a little loose. We then ran water and found no signs of any more leaks. We did not opt to replace the valve at this time due to it only being a year old. Tightening the union nuts was the first attempt to resolve the problem before replacement. Informed Katie that she should keep an eye on it in the future. If it continues to leak in the future , replacement may be necessary. During our visit, we also found that the elbow coming off of the vent was not properly secured to the water heater and there were two holes that was allowing exhaust fumes to escape into the basement.
