Arrived onsite to investigate insufficient heat in the master bathroom and bedroom. The bathroom has radiant heat and the bedroom has baseboard. The bathroom thermostat was reading 69°F, but the space felt colder. We verified that both zones were heating by turning the thermostats up. The bathroom radiant loop was at 140°F and the bedroom baseboard was hot. I opened the louvers in the bedroom. I replaced the bathroom thermostat as a first step in diagnosing the insufficient heat and verified proper operation. The system is functioning correctly at this time. I emailed estimates for recommended boiler work.
Looked at replacing oil boiler and possibly switching to propane
The hot and cold cartridges were replaced due to the cold side not fully shutting off. After installing the new cartridges, the faucet was reassembled and thoroughly tested for proper operation. All functions were verified, and the faucet is now operating correctly with no leaks and smooth, reliable control on both the hot and cold sides.
Replaced failed one way diaphragm air valve on an Bosch Greenstar propane boiler. Verified operation and system is working properly at this time.
Arrived on site to perform an annual tune up on a propane Miller furnace. After our initial inspection, we provided an estimate to do the tune up. It was accepted. We started by inspecting the igniter. Looked good. While we had the igniter pulled out we inspected the combustion chamber. We found that the refractory had at least two cracks. It will eventually collapse and fall into the heat exchanger. Matt mentioned he wanted to replace the furnace next year but we will be sending an estimate for the refractory just so they are aware of the price if they choose to not replace furnace. We also checked gas pressure, amperage of the inducer and blower motors, and the capacitance of blower capacitor. We found that the blower motor was pulling more amps than it was rated for. We believe it could be due to the fact that the capacitor was out of specification. We tested that capacitor at 9uf and it’s rated for 10uf +-5%. We also checked for CO leaks. None present, system is operating safely
• Indirect Water Heater Replacement: The existing water heater was removed due to a severely corroded hot-side connection fitting and overall system deterioration. A new 4 Pro 40-gallon indirect water heater was installed. The replacement included new piping to integrate the unit with the existing system, as well as the installation of a thermostatic mixing valve to ensure consistent temperature control and improved safety. All connections were tied into the existing boiler piping and verified for proper operation. We set the water heater aqua stat to 140 and the mixing valve to 4.5 to achieve 120 degrees at the faucet. • Circulator Replacement for Heating and Domestic Hot Water: The circulator on the oil-fired boiler—responsible for supplying both the indirect water heater and the home’s heating system—was replaced due to excessive noise and overheating, both indicators of a failing pump. I was called to a home to repair a gas leak that was causing a safety hazard. Upon arrival, I found that the gas line that ran under the porch had disconnected, causing a gas leak. I disconnected the gas line and replaced it with a new 1/2 copper gas line on the backside of the house. I then leak checked the new gas line for 3 minutes and found no leaks. I also verified that the boiler was working properly and that there were no issues with the gas line. After completing the repairs, I emailed an estimate to the homeowner for running gas lines to two future fireplaces.
The customer reported no domestic hot water, though the heating system continued to operate. I manually opened the zone valve, and the water heater began heating properly. After testing, I confirmed that the zone valve head had failed. This system utilizes a single circulator for both the heating and domestic hot water zones. The circulator is noisy and running hot. With the customer’s approval, I replaced the zone valve head and tested the system. I allowed the boiler to operate until the water heater reached temperature to ensure the new valve was closing and responding correctly to the call for heat. The system is operating properly at this time. The water heater connections are heavily rusted, and we strongly recommend replacement before a leak develops. Additionally, the burner motor on the boiler is very noisy and should be replaced to prevent future failure. Arrived on site to diagnose no heat and loud buzzing sound. Upon our initial inspection we found that the powerhead to one of the zone valves had seized and needed to be replaced. We also noticed the circulator pump on the boiler was leaking out of the packing nut for the valve. We tightened that up with a wrench and the leak stopped. We then provided estimates to replace the powerhead and to replace the scale stopper filter. Only the powerhead replacement was accepted at this time. We removed the old powerhead and installed the new one. We then wired up the new powerhead and tested operation. Both zones are now operable. Thank you for your business!
Homeowners replaced side sprayer yesterday and fixed the leak. Kitchen faucet was leaking when pushing back and applying slight pressure on the handle but they decided they don’t want to replace or fix the current one for the might replace the sink in the future
