The cold water inlet valve on the water heater was found to be corroded and no longer reliable. We proposed replacing the valve to restore safe, dependable operation and reduce the risk of leaks or potential water damage. Power was shut off to the water heater and the cold water supply to the building was turned off. The system was fully drained to allow for replacement of the valve. The corroded valve was cut out and removed, with the pipe cleaned and deburred prior to installation. A new quarter-turn shutoff valve was installed using a repair coupling. Water service was restored, the system was pressurized, and all work was tested with no leaks observed at this time.
Keehan is interested in replacing the insulation on the line set for their third-story mini-split unit and installing line set cover (cover guard) to protect it from future wear. The units were most likely installed in 2015, and line set cover was not included at the time of installation. As a result, the existing insulation has deteriorated, leaving multiple sections of the line set exposed. An estimate will be provided to replace the damaged insulation and install cover guard protection to prevent further deterioration.
For this service call, the homeowner reported a constant drip from the third-floor shower valve. Inspection revealed an older two-handle shower valve with severely worn cartridges. Replacement of the valve with a new single-handle shower valve and remodel cover plate was recommended to address the leak and cover the existing openings in the fiberglass enclosure. The homeowner also inquired about replacing a pedestal sink with a customer-supplied cabinet. While locating the main water shutoff in the basement, a heavily corroded cold water inlet valve was observed. Estimates for all discussed work were provided and emailed to the homeowner for reference, as no work was completed during this visit.
