Preformed heat maintenance on 3 air handlers and 1 Mini split unit. All air handlers are straight electric. We tested all electrical components on each air handler. On #9 we found that the heat strips are not heating to full capacity. We are only reading 11 amps when they should be reading between 18-20 amps. On Lobby #31 everything was testing within manufacturer specifications. On upstairs apartment #10 all electrical components tested within manufacturer specifications We rinsed all condensers with water. All units could benefit from a blower wheel cleaning and chemical wash. The mini split unit is tied to an electrical room that needs to be kept cool, we rinsed the filter for the head of the unit and the condenser on the outside, verified good temperature split and washed filter. We changed all filters 20x25x1. Units were heating upon departure
