Demand call for heat pump from 2020 using filter 20*25*4 not cooling properly. Upon arrival customer showed me the thermostat and mentioned that it was running properly up until he changed the air filter and it started just throwing out 65-68 degree air out of the vents. At the air handler itself I was getting 76 coming into the machine and 59-60 coming out. During my inspection I checked electrical connections and components, checked pressures, checked for any signs of airflow restrictions, and inspected cleanliness of the condenser outside. The only thing I noticed was that the suction pressure was at 150psi or a little bit higher, I performed a pump down to check the compressor valves and it passed that test. After reviewing my pressure readings and temperature readings with my supervisor we both came to the conclusion that the system has a bad a TXV in the indoor coil. Upon arrival, we found the humidity was lower than what it was back in June. We found the humidity was at 68% today. We went through and fine tuned both thermostats and the airhandler. This brought the humidity down to 55% before leaving. Customer is interested in pricing for a humidity fan for the master bathroom. Jesse will build an estimate.

Upon arrival, I found that the outdoor unit was giving an L6 code. This code indicates that the start relay is open. This is typically an indication that the capacitor has failed. I tested the capacitor and determined that it was no longer working. It was reading 14/35. During the visit in January, I discussed with the homeowner about the part. With the parts/labor warranty, the part had to be fully failed to be covered. Therefore, the customer decided to wait until the failure occurred. The customer is having an humidity issue. The humidity is around 70% in the home. I searched through the eco bee thermostats and found the overcool function to assist in pulling humidity. I set the overcool function to 2 degrees. I put in a price request for a dehumidifier in the case that the overcool does not help. The unit is a 4ton and the home is 2892sq ft.
Performed 2 system heating maintenance on 2023 propane gas furnaces. I checked amps, capacitors, filters, drains, electrical connections, electrical components, and cleanliness. The systems are heating to manufacture specifications. I had a couple of recommendations to improve efficiency and safety. Recommendations 1. The house has lower than Department of Efficiency recommends for standard level of insulation. I spoke with the customer and he acknowledged that the levels are low. Customer is not ready to move forward with insulation at this time. 2. To prepare for the summer, I advise that drain treatments be performed to ensure that the drains are clean. 3. The systems currently have primary drain float switch (ss1). I advise that we add an additional float switch to serve as a back up in the case of failure of the primary float. (Ss3)
Performed single system heating maintenance. The system is from 2021, communicating, and has 2 zones. I evaluated the electrical, filter, drains, cleanliness, refrigerant, and safeties. The system is heating to manufacture specifications. I noticed some growth within the system, a 35mfd capacitor reading 29mfd, and that there is a 1” gap above the filter. Recommendations 1. Upgrade the filtration of the system to an Aprilaire filter. This filter will keep the system cleaner and fully seal and be free of gaps. Estimated life span of the filter is 6 months to a year. Also, the first filter is included. 2. Growth is forming in blower compartment. This is completely normal with a heat pump system. It is advised to install a u/v stick to combat the growth formations. 3. The capacitor for the outdoor unit is reading weak. This part has to fully fail for it to be covered by warranties. I will provide pricing to replace before failure.
Perform system maintenance running as it should recommend a condensing coil, chemical clean as the backside and left and right side of unit have required quite a buildup of debris along the coils unit from maximizing efficiency with lack of airflow across coils.
Trane service call XV20 Heat pump. Drive board Replacement
Performed heating tune-up on heat pump system. Found no issues with heating components, found organic growth had grown since last maintenance visit. Client chose wipe-down and chemical treat blower assembly. Will need to reschedule to perform antimicrobial fog to prevent organic growth in future use.
Cooling AC system repair Found failed 60/10 dual run cap, replaced with turbo. Also found unit low on refrigerant, added 4 pounds R22. No other mechanical failures found at this time.
