Arrived on site to perform diagnostic on 14 year old system. Met with daughter, parents are the homeowners. Father was not home. System stopped cooling yesterday. Inside is just blowing cold air. Cycled system for cooling. Found outdoor unit unresponsive. Checked for power and found a blown fuse. Replaced fuse to continue diagnostic and figure out why the fuse had blown. Amp draws on compressor are normal. Condenser fan motor amp draws are high and out of range, and fan motor has started to leak oil. Primary motor control has burning and pitting at contact points. Secondary motor control is out of range for compressor side. Refrigerant levels are within range and system is producing proper temperature split. System is operating at this time, but could use a good maintenance and a couple parts should be changed out to keep it from working hard enough to where the fuse could pop again. Immediate repair. 90 day warranty. Tech arrived on site. Compressor not operational. Compressor had K ohm to ground. Fan motor is rusted out. Wiring was a mess. Cap on the compressor is completely drained. Replaced the capacitor and the compressor drew LRA but still fired up. Compressor is amping at MAX. this is a temporary repair until new equipment can be installed. Supervisor is coming over to give quotes. Model and serial number were to faded to read.
We will replacing the upstairs ac and coil but leaving upstairs heater and downstairs system.
Arrived on site to perform spring tune up on a 2017 Goodman unit. Climates they just moved in in March and just noticed upstairs systems is not cooling or working. Inspected unit primary okay secondary was in range. Found compressor to be bad as compressor pressures were both high and stuck at 260 psi. Found compressor was shutting off from over load and was opening pressure released valve. Compressor was also crating loud noise as if compressor had things inside rattling. Advised client of fings and client stated downs stirs isnâ€™t cooling as good and advised I would check pressure of down stairs. Inspected unit. Found primary burnt up on contact points. Secondary motor control was bad out of range. Fan motor is over amping at max of 1.1 as itâ€™s pulling 1.5. Compressor is pulling 12 amping and max rated at 14.2. Performed AC maintenance on 2 system 2005 comfort maker Condensers. Upon my maintenance there were multiple points of concerns that were addressed with the homeowner. Downstairs condenser- 1. Outdoor condensing fan motor has significant oil leakage coming from bearing this could potentially lead to the motor locking up or overheating. This component is an essential part for removing heat 2. High-voltage distributor showed signs of pitting on contact points and if pitting worsens this can lead to the system not starting up or shutting off 3. System Contained R22 refrigerant which was completely phased out January 1, 2020. Upstairs condenser- 1. Condenser fan motor was also leaking a significant amount of oil from bearing 2. System also contained R22 refrigerant 3. High voltage distributor had about 75% putting on contact points 4. Compressor saver kit was reading at 227 ÂµF which is the limit for this battery if this exceeds any higher the battery will become defective and no longer us
Tech arrived on site. Unit was operational. Found that the Edison box shut the unit down. Checked the cap and it was okay. Measured start amperage on the compressor. It was high. Installed compressor savor kit. And signed up for maintenance. Performed first AC tune up as well.
Tech arrived on site, performed 2 AC tune ups. Cleaned coils and checked amp readings and charge. Went into attic to install IAQ items. Installed 2 merv racks and 2 Phenomenal Airs. Removed old filters. Cycled units to cooling. Cleaned evap coil for downstairs unit.
Performed diagnostic on unit. Age unknown information has faded off. Met with tenants, they have permission from homeowner to have us out here today and they have an agreement to deduct any repairs from the rent. Tenants state that the unit is not cooling. Indoor unit is running, but outdoor condenser fan motor is not turning on. They had this issue about a year ago and it was a bad capacitor, they think itâ€™s the same issue. Performed diagnostic and found that capacitor is indeed bad again. Threw in a temporary secondary motor control to test unit and see why the capacitor is failing prematurely. Capacitor motor is over amping, which is causing capacitor to fail quicker. Fan motor is pulling 2.2 amps and is rated for 1.2 amps max. Went over findings and recommendations with tenants on site. They need to talk to the homeowner before making a decision to see if they want to do more than the minimum. They could not get an answer from homeowner today. Will call back once they hear back f
Technician arrived on site, found upstairs ac down. Compressor wouldnâ€™t kick on. It was locking out. Found the capacitor to be low. Installed new cap and a compressor savor kit. Replaced both disconnects. Units are operational now.
Arrived to tighten 2 screws that came lose and panel fell off. Tightening screws and panel was secured now. No work done on system. Just on panel.
Arrived on site to perform fall tune up on a 2007 Rheem system located in back of house. Client stated no issues as she did repairs last years. Filter dirty and replaced As client supplied filter. Recommend replica every 3 months to reduce entering system. Ducting are old condition original to home. Blower assembly is good as it was cleaned in past. Motor is good as it was replaced. Secondary motor controls were both good as they were replaced. Primary motor control control is good and was replaced. Evaporator coil was good as it was cleaned and has slight dust accumulating due to areas surrounding home. Drain lines runs down floor. Temperature rise is good and in range. Found no protection equipped with this system. Recommend adding surge protectors to system to prevent damage fro electrical surges or power outages that can damage or short out components or even system. Cycled system to ensure system operating. Upon arrival performed maintenance. Inducer motors are close to factory specified max amp draws. Indoor motors are still leaking oil. Secondary motor controls are low and out of range. Flame sensors have a lot of corrosion does not clean off. Circuit boards have burn marks on terminals. Filtration is 1 inch filters, only filters about 30 percent. Systems need extensive cleanings. Distribution box is made from insulation, over time can deteriorate. Replaced both filters. Heat exchangers have a lot of heat marks, heat marks are signs of weak metals and metals that get to hot, did not identify any damages itself or broken stamps. Gas valve and shut off in working order. Heating order of operations good. Cycled heating system on and off. Cleaned and adjusted burners. 1. Blower wheels dirty 2. Indoor motors leaking oil 3. Arrived on site to diagnose a no cooling 2004 system. Condenser located in back yard. Furnace and evaporator coil located in attic. Client stated heâ€™s had issues before had another company come out and did some repairs and system still having issues and not opening at all. Upon arrival spoke over with owner had him cycled system to see how itâ€™s operating and condenser did not turn on at all. Advised I would be checking both units.
