Upon arrival performed maintenance. Inducer motors are close to factory specified max amp draws. Indoor motors are still leaking oil. Secondary motor controls are low and out of range. Flame sensors have a lot of corrosion does not clean off. Circuit boards have burn marks on terminals. Filtration is 1 inch filters, only filters about 30 percent. Systems need extensive cleanings. Distribution box is made from insulation, over time can deteriorate. Replaced both filters. Heat exchangers have a lot of heat marks, heat marks are signs of weak metals and metals that get to hot, did not identify any damages itself or broken stamps. Gas valve and shut off in working order. Heating order of operations good. Cycled heating system on and off. Cleaned and adjusted burners. 1. Blower wheels dirty 2. Indoor motors leaking oil 3. Arrived on site to diagnose a no cooling 2004 system. Condenser located in back yard. Furnace and evaporator coil located in attic. Client stated heâ€™s had issues before had another company come out and did some repairs and system still having issues and not opening at all. Upon arrival spoke over with owner had him cycled system to see how itâ€™s operating and condenser did not turn on at all. Advised I would be checking both units. Checking electrical wiring, connections, circuit board, and components. Checked compressor and fan motor amp drawls. Checked refrigerant pressure. The summary of findings are as followed. Condenser 1. 2004 unit. 2. Condenser coil itself was in horrible condition as a dog has peed over it a lot in past coil is completely Deteriorated on bottom of one side of coil. 3. Replaced defrost board. Replaced both outdoor sensors. Cycle and tested system. Fully operational upon departure.,

Performed diagnostic on 2 2006 Rheem units. Homeowner states that both units are blowing air, but not cold. Neither of the outdoor units are turning on. One has been down for a while, the other stopped working last week. They did have a power outage around the same time that unit stopped working. Cycled units for cooling. Indoor units both kick on, outdoor units is not operational. Outdoor Systems are both extremely dirty And need some cleaning and maintenance done to them. Diagnosed both systems, findings are as follows; UPSTAIRS UNIT: 1. Upstairs unit was not recieving any high voltage power. Found a tripped breaker that was not allowing system to kick on. Reset breaker and unit kicked on. Amp draws are within range for compressor. Amp draws on condenser fan motor are slightly high, and motor has leaked out a lot of oil. Refrigerant pressures are in range and system is producing proper temperature split. Indoor Filter was extremely dirty as well as condenser coil. DOWNSTAIRS UNIT:
NO COOL. Found system operational upon arrival. Customer stated unit makes a lot of noise and rattles the rooms right next to it. Also master bedroom is the hottest room in the house and is where she has to work. Upon inspection found compressor drawing high amperage. Unit is original to the home. 15+. Freon levels are jumping around indicating possible contamination in freon circuit. Customer stated home warranty used to take care of the unit. It is possible they cross contaminated by using multiple types of refrigerants that are not the one required by the manufacture. In terms of the airflow to master bedroom and the rest of the home. Unit has one return for the whole home and home uses a 5 ton air conditioner. Recommend adding 2 returns and cutting in two new supplyâ€™s or enlarging two supply runs. Recommend this be done with installation since its easier to bundle with new equipment. Overall recommend options with new equipment since unit is past suggested life expectancy. To o
Upon arrival performed. Outdoor system was washed out. Evap coil is in very good and very clean condition. Electrical components are in good condition. We did a rebuild on system last year, no further recommendations for this system. System is work8ng at peak performance. System was reset tested and fully functional upon departure.
Inspected the upstairs system for faults. Checked systems filters (these need replaced) Measured system refrigerant pressures, found faulty running capacitor and replaced for further testing and then removed. Measured system compressor and fan motor amperage draws, measured system voltages. Cleaned the electrical panel and replaced plastic refrigerant service caps with new brass caps. Compressor starting amps are good. Left outdoor downstairs condenser breaker in the off position.
