The spin-down sediment filter was found to be improperly supported, placing strain on the system and making maintenance difficult. We recommended installing proper hanger supports and removing the filter screen for cleaning to improve system reliability and ease of future service. The filter was set in bypass and the drain valve opened to relieve system pressure. The housing was carefully removed by hand, the screen rinsed to clear trapped debris, and both screen and housing were reinstalled using silicone lubricant and tightened by hand. The system was returned to service and tested, confirming proper operation with no leaks. During this visit, we also inspected the water quality equipment. The water softener and acid neutralizer were both approximately 18 years old, exceeding their effective service life, and the water softener showed a minor leak at the top of the unit.
