Upon arrival, the customer reported a leak originating from the basket strainer on the right side of the double-bowl kitchen sink. I removed the existing, leaking basket strainer and installed a new, upgraded replacement. The sink was then filled and drained to test for proper operation. All work was completed successfully, with no leaks observed. During inspection, I noted that the 40-gallon Rheem electric water heater located in the garage is approximately eleven years old. I advised the customer that the typical lifespan of a tank-style electric water heater is 8 to 10 years, and recommended replacement due to age. An estimate for replacement was provided. Additionally, I identified that the main water shut-off valve for the unit is located behind an access panel on the right side of the parking area. Please note that this valve controls water for four combined units, and shutting it off will affect all four residences.
