Was notified that technician was on the way. Issues with leaking faucet and toilet however Kim addressed issues and repaired problems. Both areas were cleaned up completely when he was finished. I recommend Kim from John the Plumber as he was a licensed plumber and did excellent work.

Customer Concern: Customer reported a leak under the kitchen sink. Upon arrival, I spoke with the homeowner, who also mentioned that the dishwasher was not operating correctly and might be contributing to the issue. Diagnostic Procedure: I provided an estimate to perform a minor leak investigation, which included: Uninstalling the dishwasher to access and inspect plumbing connections Testing the dishwasher operation Reinstalling the dishwasher after inspection Testing the kitchen faucet and supply valves Findings: After completing the inspection and testing, I determined that the leak was not coming from the dishwasher. The source of the leak was a failed seal on the top-mount kitchen sink. Water was leaking through the compromised seal and collecting inside the cabinet beneath the sink. This ongoing leak had begun to cause water damage to the apartment unit located below. Responded to customer report of a stoppage on the kitchen line. Accessed and snaked the kitchen drain line through the cleanout located on the exterior wall of the kitchen sink. Water was run continuously throughout the snaking process to ensure the line was fully cleared and flowing properly. Verified that the blockage was resolved and that the drain was functioning correctly. Recommendation: Advised customer to consider replacing the existing water heater due to its age and potential risk of failure. See attached estimate for replacement details and pricing.
Customer called regarding a potential toilet stoppage caused by a small plastic measuring spoon being flushed. Upon arrival, I spoke with the homeowner, who mentioned that the toilet had been flushing poorly even before the incident. I provided an estimate to use a toilet auger to attempt to clear any possible obstruction. During inspection, I also discovered that the existing multi-turn emergency shut-off valve was leaking when operated. I provided an additional estimate to replace it with a new quarter-turn valve, which was approved. The emergency shut-off valve was successfully replaced with no issues or leaks. I then used a toilet auger to check for blockages; no obstructions were found. However, the toilet continued to flush slowly, consistent with the homeowner’s earlier description of the issue. I advised that the toilet is old and past its life expectancy, and recommended replacement for improved performance.
Upon arrival customer had a scheduled appointment to remove and replace kitchen sink. We presented estimate to remove and replace kitchen sink with new faucet, reconnect garbage disposal, and update emergency stops under sink. We would also have to cap off left side of sink. Further inspection main water shut off is old style gate valve and will have to be updated to a 1/4 turn shut off. Customer was not happy with price and sent us on our way. Upon arrival, customer informed me that this is an owner tenant situation and that the tenant is currently having issues with her kitchen sink. Tenant told me that the sink was backing up and leaking into the cabinet. After a quick diagnostic, I determine that the the sick waste needed to be re-piped as it was legally done in the first place. Customer had an illegal S-trap because that drain was too far away from the sink drain. I advised customer that I would need to 45 the waist arm closer to the sink drain so that the P-trap will work. Advised customer it had to be a 4 inch clearance so the pipe needed to be rerouted. I also advised customer I was going to eliminate the dishwasher hose because there is no dishwasher in the unit any longer. After rerouting the pipe and installing a new P-trap, I tested to make sure there were no leaks and there were no leaks. Customer very satisfied.
We were dispatched to assess the existing water heater, which is over 25 years old. After evaluation, we provided the customer with an estimate for a new 38-gallon, 3500-watt Rheem Professional Series water heater. Site Conditions: The home is equipped with a 20-amp breaker. Existing gate valve needs to be replaced with ball valve Scope of Work (upon approval): Install new 38-gallon Rheem Professional Series water heater. Provide and install a new drain pan. Replace existing ball valve at the water heater with a new one. Customer Notes: Customer has been advised to have the leaking A/C unit inspected and repaired or replaced as it is currently leaking onto the heater. Upon arrival, customer informed me that she had a leaking showerhead and they tried multiple times to replace the cartridge. It was not successful. I advised customer that I would need to do a brief diagnostic and after diagnostic that determined that I would need to replace the cartridge, however the customer did supply the cartridge and it was the right one. After disassembling the shower trim I removed the Delta cartridge and replaced it with the current customer supplied cartridge and reassembled the shower valve trim. I turned the water back on, and there were no leaks. Customer was very satisfied.

Upon arrival to the location, we met with Steven who was some what in a rush because he had to go pick up his daughter. So he quickly showed us the main valve that was leaking out back. He stated it’s currently off because the city came out and shut it off. He thought it was the toilets that were running but the city tech told him it was the main valve, and water was spraying out of it. Moreover, I gave Steven the price which he thought was too expensive, so I told him, I’ll throw in an hose bib with the main valve, and he stated he’s in the construction business, and he made a couple calls. He called a friend who gave him another plumbers number who he called and got quoted half the price but couldn’t do work today. So I told him I’ll do the valve alone for $500 and we could do it now. He agreed and I collected a deposit before he took off. After we did the repair, we waited for glue to dry and he arrived towards the end of the timer. Price is to replace main valve, replace hose bib, find a leaking pipe and repair it. Price is excluded if piping is galvanized we would need to run a new water service. After repairing everything listed, we tested our work and no leaks were observed. No other issues observed besides the gate valves serving the water heater. Recommend for those to be replaced urgently.

Customer called regarding a possible leak under the bathroom sink. Upon arrival, I was shown the hall bathroom where water was intermittently pooling on the vanity floor. I inspected and tested the faucet and emergency shut-off valves. During diagnosis, I found a small amount of water seeping from the nut connection beneath the sink, securing the faucet to the bowl. I loosened the nut, separated the rubber gasket, and applied a small amount of white caulking to help create a better seal. I informed the customer that this may be a temporary fix and that a proper repair would require replacing the bowl gasket if the issue persists. Additionally, the customer pointed out that the handle on the hot-side multi-turn emergency shut-off valve was broken.
