We met with the real estate agent, who requested a quote for potential pipe work in the home. After conducting a walkthrough, we observed that the piping has been partially replaced. The visible work above the slab has been replaced with copper, but the piping below the slab may remain polybutylene. At this time, it is not possible to confirm whether the underground piping was replaced or not without opening the walls and slab. The copper above slab was installed using SharkBite fittings with short copper stub-outs. The piping does not appear to have been secured or squared properly as it comes out of the wall. Based on our observations, even if the piping was replaced, the installation is not code conforming, will not pass inspection, and will be prone to leaking over time. It was confirmed that the main valve was not replaced or fittings above it which would have needed to be changed out if poly lines were removed. Poly lines were observed on the side of the home near the hose bib i

Upon arrival I went back to the master bathroom shower where there are 2 floor drains. I had the camera on the left drain to see and make sure that my sewer machine was going in the right direction. Once the sewer machine made the correct turn I was only able to get approximately 1 foot before the cable started to bind up. There is something hard and obstructing the drain. When I pulled the cable out the tip was polished. At that time I ran water and the drain immediately backed up and is not draining. I’m unable to get the camera down the drain past a certain point due to the diameter of the drain line.

Upon arrival the homeowner had a couple items that needed addressed one was the master bathroom shower wasn’t draining properly. I used the drill snake to clear the stoppage. The other was the baby’s bathroom tub spout was leaking from underneath the backside. After taking the tub spout off I noticed it was on with regular pvc. I let the homeowner know that I would have to cut the wall behind the shower/tub in order to fix the problem. I transitioned from cpvc to copper so I could get the tub spout tighter to stop the leak. After reinstalling the existing tub spout it still leaked from the back base. I had to put a temporary tub spout on. After doing that I ran the water with the homeowner present. There were no leaks with the temporary tub spout. The previous one that was installed was not installed correctly. The homeowner is going to get a new that matches the rest of the shower trim which is black. The homeowner is going to install the new tub spout. If he has any issues I told him

Upon arrival to the location, I met with Abbie who met me at the front door. She was aware of the visit, I asked if she can just go over what the inspector told her to make sure we get everything. Moreover, she still needed water to get ready, so I began by putting the vacuum breakers on the outside hose bibs. Then I got the location where we missed isolation on two pipes, I got some tape and got it on the pipes. Hence, Abbie gave me the green light to shut off water so I could add the hammer arrestors underneath kitchen sink. In conclusion, I checked for leaks when all was done and everything is working accordingly.

Upon arrival to the location, Roberta opened the front door for me and showed me inside. She mentioned last night she realized she had a leak under her sink. When I took a look, I noticed the drips coming from the supply line connection to copper faucet supply on both hot and cold. She then mentioned she had something else she had to show me, she had a hose bib out back, she mentioned it was supposed to be cut off and her faucet in the kitchen wasn’t getting hot water. Moreover, her kitchen sink wasn’t getting hot because the cartridge is faulty, the faucet is over 10 years. In addition, I cut back on the copper faucet supply lines in the bathroom and added new ferrules and a nut. I watched and tested for several minutes and nothing leaked. She then wanted me to check her other sinks which all were dry. All is well at the moment.

Upon arrival customer had 2 spots in ceiling that were a noticeable leak. We cut open ceiling to find one leak was due to sliding glass door on balcony. We cut open other spot to find shower drain was loose and needed to be reconnected to tub drain. We reset gasket and used silicone to make a proper seal. No more leaks. Thank you for calling John The Plumber -Shane

Summary of Inspection: We met with the owner of Giant Tire to discuss the plumbing issue they are experiencing. During the meeting, the owner provided details about a persistent leak that is causing problems within their facility. Based on the information shared, we have prepared three quotes to address the situation. Assessment: While the leak’s exact source could not be confirmed without further diagnostics, the situation as described indicates the need for prompt repair. The quotes provided reflect different approaches to resolve the issue effectively, based on the details given by the owner.

Upon arrival both main work area sinks are leaking from basket strainers. For the future customer asked to have the main dental office contacted for coordination. We suggested to replace both basket strainers as well as grecko pee trap due to seals failing.
