Upon arrival, the customer directed us to the guest bathroom, where the toilet was continuously running. After a thorough inspection, we determined that the flapper was warped, preventing the toilet from properly filling. The fill valve was found to be in excellent condition and did not require replacement. We provided the customer with an estimate for replacing the flapper, as this was the primary issue. Following approval, we proceeded to replace the old, warped flapper with a new Korky universal flapper. After installation, we tested the toilet by filling it multiple times to ensure proper function and resolve the running issue. The toilet was fully operational, with no further issues detected.

Customer called us out due to suspecting a gas leak. Performed gas leak inspection. Checked all fittings with combustible leak detector for all 3 dryers. Used Spray leak detector on every fitting for leaks. Found one gas flex on the single dryer was loose. Tightened it. No visible sign of any leak. Customer will leave gas on over night. If any further issue detected, we will return. No signs of any visible leaks.

Upon inspection opened both clean outs on left side of house…both filled with water. Ran k60 40 ft to clear clog…tested all flowing…customer also having septic tank pumped

Upon arrival the homeowner showed me the water heater that they would like to get replaced with a new heater. We discussed a hybrid option but we found that there isn’t enough space for it. I provided the homeowners with two other options for water heaters as well as an option for a main valve replacement. The homeowners will discuss the options and decide what works best for them. I emailed the options and they will notify us when they would like to move forward.

Performed leak detection and found main leak from water service to behind heater. We core drilled thru the solid concrete wall next to the garage door to provide access to reroute 1” main line in copper behind the water heater to eliminate leaking loop. Patched and painted concrete as a courtesy.

Remove all accessible poly water supply pipes from the home. Will repipe hot/cold water supply for water heater, laundry, main cold line, bib in rear of home, half bath, two full baths, and kitchen. Will need to make various wall and ceiling cuts to run new uponor line within walls and attic. Will install new emergency stops and connect to existing fixtures. ( not responsible for patching, painting, or damage to surrounding work area) * Polybutylene pipes do not meet code and are necessary to replace in order to be in compliance with city code. If estimate is approved, an official contract will be drawn up. Arrived 1/16/24 and cut access holes ftp run new water lines Arrived 1/17/24 routed all uponor up walls and in attic. Lines in the attic were terminated and strapped completely Arrived 1/18/24 terminated all connections in the walls and strapped them accordingly. Upon arrival I found two 120 gallon lp water heaters that are not working. I am going to need to discuss this job with the manager and owners to find the best option. Homeowner stated he would like a tankless heating system with storage tanks. No charge today to provide the estimate.
