Guys were nice but $245 to replace the hose behind the toilet which took 5 minutes is mighty steep if you ask me!

Customer called John the plumber out today because he’s experiencing an error code on his gas, tankless water heater located outside. error code reads 33. When technician arrived, customer informed him that the error code is no longer showing and a tankless water heaters are working. With technicians experience, he knows error code means that the heat exchanger needs to be replaced. But without seeing any error codes, technician cannot 100% be sure of the problem. But technician did notice that the water heater is from 2017 and it’s hooked up to a recirculating pump. Having a recirculating pump on a gas tankless can shorten the life span of the unit due the water in the unit constantly running. Due to the age of the unit technician recommends that customer gets it replaced.
Upon arrival, customer showed me shower valve, toilet and washing machine hose bibs that need to be replaced and repaired Gave customer option to rebuild toilet replace hose bibs for washing machine and remove trim plate of shower valve to identify what cartridge to order At this time toilet is completely rebuilt new hose bibs are installed Will be getting with manager for shower valve estimate Customer has one year warranty on toilet rebuild, including emergency shut off and supply line One year warranty on new washing machine hose bibs
Toilet needs a major rebuild. Provided estimate to customer customer accepted estimate for a major rebuild performed a re-on toilet Gerber checked operation fully functional customer does have an outdated heater provide an estimate for a new 80 gallon heater.
Upon arrival we installed the ordered OR faucet. We then checked for leaks and there are no leaks. Tested the faucet for functional and security. Everything is great.
Property manager will not be available to approve anything till Monday per office. Spoke to customer over the phone and explain the options that we have available as well as the notify him about the property manager and things cannot get squared away till next week. 30 gallon lowboy 3500 W heater will need a half inch TMP with the male bushing brass reduced to a half inch.
Marcia Isner Customer showed me toilet right by front door fill valve is not filling up tank in toilet needs a minor rebuild as well as an emergency shut off estimate provided then customer showed me a second bathroom fill valve and flat are good. Just handle is corroded and broken. See picture, then proceeded to take pictures of the heater 20-year-old heater customer would like an estimate provided customer estimate for heater permit And install of new toilet customer supplied with angle stop. Customer showed me third bathroom where a full valve will not register when there’s enough water inside tank needs another minor rebuild. Try to do one minor rebuild for two fill valves and an angle stop. Customer says price is too high. Try to combine pricing to earn customers business said they want to shop around. Upon arrival, customer showed me the shampoo/ conditioner stand laboratory sink and I noticed it was leaking from the Fernco, where the tubular goes in from the back of the laboratory. So I removed hose from laboratory to see because the pitch was off. When I pulled out the hose, alot of backflow water came out. I pushed tubular further in and re-tightened down further than what was tightened down for customer. Ran water for about five minutes to make sure there was no further leaks. Customer is satisfied.
This invoice is to provide an install a ream 4500 W 28 gallon water heater. This is a permitted job and will come with an electrical on off switch dedicated just for the heater. Due to the age of the existing shut off valve, John, the plumber cannot change the existing ball valve. It is highly recommended that this emergency stop gate valve be changed due to age and corrosion and possible leaks. Scope of work: Disconnect and drain existing 30 gallon water heater. Once water heater is removed on the plumber will install new 28 gallon Rheem water heater on existing plumbing with flex lines. Per Florida building code and electrical switch needs to be installed and hardwired to unit. Once unit is installed, a test will take place to ensure unit is operating properly and no leaks. This invoice is to provide and install a corky universal quick fill fill valve for a Toto toilet. Customer understands it’s not a genuine part and is OK with the corky fill valve. This will be a minor rebuild, change the existing fill valve and supply line. Parts and labor come with a one-year hassle free warranty
Customer had toilet that was running gave two options one to repair and the other to replace. I installed premier standard height toilet checked all work for leaks and function .
Customer currently has the hot side stem of a two handle system leaking behind the wall. Due to the age of system, John, the plumber cannot replace the shower handle stem. This estimate is to provide and install a Moen shower diverter. This diverter comes with new cartridge, new Bezel trim piece and single handle for easy on off and temperature control. John the plumber offers one year parts and labor, hassle, free warranty for free on this service.
Customer had issues with a flush assisted toilet making noise which was installed in 2022 . Several plumbers have been out to repair the toilet by changing the cartridge but customer says it is still making a noise . I was the last out here to change the cartridge free of charge but customer insisted that it was still making the noise. I checked toilet and it seemed to be working fine I flushed it 6 times no noise or running. I called the office and since the toilet was not under warranty I offered a discount of $250 on a new toilet . Customer was not interested and would look elsewhere.
Customer needed 2 hairdresser sinks hooked up and installed. I installed 2 hot and 2 cold emergency stops for the chairs and also extended drain line out for installation of cabinets. Then after cabinets were installed. I installed both chairs to the drains and water supply lines . After checking for leaks and function found a leak on one of the chairs supply hoses . Since the customer had bought the chairs used on line I offered to get the model # of the chair and see if a new drain hose can be ordered and installed.Customer said do not worry about it and they would live with it.
I was out here prior to the cartridge for a customer for a single faucet unable to take out the cartridge so customer had a customer supply faucet. We discussed a price at $350 I’ll take $175 now to come back and finish the job so due today is $175. Replaced all faucet with new faucet checked operation fully functional.
I came back to install insulation felt on dishwasher washer and to strap drain hose for dishwasher so it would not rub on the lazy Suzan wheel of cabinet. Checked all work for leaks and function. No issues.
