I needed a new water heater as my original tank was leaking water bad. The staff at John the Plumber (Mike, Service Manager; and Chad, Plumber) were EXTRAORDINARY!!! Upon arrival at residence, customer walked me through the side door where water heater was located. Customer requested an estimate to change out the existing 52 gallon 3800 W water heater with a 50 gallon 3500 W Rheem water heater.. Estimate was provided for water heater replacement and an additional estimate was provided for main valve and hose bib.
Upon arrival to the location, I met with general manager Ethan who was aware of what was going on. I went upstairs and removed bottom panel from drinking fountain and turned off the emergency shut off valve. Moreover, I removed old filter and inserted new filter. I then turned water back on and ran the water for about 5 minutes to get the filter acclimated. The pressure seems to be working accordingly after filter swap on the upstairs fountain. All is well at the moment. Tech will replace upstairs drinking fountain water filter.
Upon arrival to the location, I met with front desk who explained the issues. They have a total of 3 drinking fountains, two downstairs and one upstairs. The two downstairs have low pressure, and the one upstairs also has the same issue and a filter that needs changing. The fountain’s initially have good pressure but they all die down. I checked the emergency shut off on one of the fountains, and it was fully on, indicating there’s issues with the solenoid valve or regulator in dispensing the water. I recommended replacing both the solenoid valve and regulators for all three fountains. I called the Leandra who’s one of the managers and she just wanted to do the filter swap for now as she needs approval for the other amounts. I told her we will need to order the filter anyways so it can give them more time to get approval for all the work. Upon arrival customer had a clogged kitchen sink. We used k50 sewer cable to relieve blockage, and replaced pvc tubular p trap. We ran k50 cable 20’ in 2” clean out under kitchen sink. Upon arrival property manager showed us around the unit and stated that the owner wants all but 2 angle stops replaced. These angle stops are original to the property and most of them do not function at all and are providing low pressure to the fixtures. we also noticed that the water heater is way out of date and needs to be replaced. We have provide multiple estimates for all of the above concerns regarding their plumbing. Property manager said all this should be emailed so that the owner can decide what they want to do. (We will need a building shut down which the property manager is aware of)
Upon arrival, the customer directed us to the guest bathroom, where there is a hole in the vanity sink. The customer intends to supply a new drop-in sink and has requested our services for its installation. We were then shown the master bathroom, where the customer expressed interest in replacing the existing toilet with a higher-seated model and completing a tub-to-shower conversion. During a thorough inspection of the home’s plumbing, we identified several additional issues: Angle Stops: All angle stops throughout the house are frozen and corroded, necessitating replacement. P-Traps: The P-traps under the kitchen sink and both vanity sinks are in poor condition and require replacement. Clogged toilet in women’s bathroom, paper towel clog caused toilet to overflow. Also repaired the toilet parts as a courtesy due to our relationship with retro fitness.
Upon arriving customer informed me that he was looking to replace the old heater in his unit. Heater is from 2006. Customer also had a 3/4 main gate valve. I advised him we would replace it. Also advised customer that we would need to bring the new heater up to code by providing a switch box with the install. Also included permitting price in quote.
Upon arrival customer had a leak in her main water supply, within 3’ from meter box. We excavated around pipe, determined that the roots surrounding pvc main line put pressure on piping to break at male adapter connected to meter valve. We made repair waited for set time of glue, and turned on meter valve. Tested for leaks, line has been repaired. Upon further inspection main valve to supply home is old style gate valve and needs to be updated to a 1/4 turn ball valve. Estimate provided Customer declined photos of water heater at this time. We came to condo to diagnose the issues. Upon visit there were multiple issues of HIGH CONCERN! Water heater is old and rusty and leaking from base, main valve is old style gate valve and needs to be updated to a 1/4 turn ball valve. All emergency stops are old style turn handle valves and need to be updated. Kitchen faucet is broken at sprayer and needs to be replaced. Toilet has to be pulled and reset. Toilet does not fill or flush, will need a minor rebuild to be able to use. Again these issues are of high concern! Thank you for calling John The Plumber! All estimates are provided
Upon arrival we were shown to water fountains that weren’t working. A diagnosis fee was agreed on and during inspection we found it was an electrical issue that we could solve. The fountains are back operating properly
Arrived to customer, found that both women and men’s bathroom we’re all backed up, with floor drains backing up, constantly. We presented estimates to snake from inside bathroom, customer approved. After running about 45 to 55 feet of cable we cleared clog. We found that clog was caused by excessive toilet paper and not enough water following behind. Due to this we would recommend a hydro jetting of main sanitary drainage. We ran an additional 10 feet of cable to ensure proper drainage. After removing snake from toilet, we reset toilet, checked for proper functionality, and you are good to go! We emailed payment link to customer.
