Customer called regarding a possible wax ring failure in the master bathroom. Upon arrival, we were met by the maintenance manager, who provided access to the unit. After asking a few questions, we were informed that the unit below had reported signs of minor water damage around the vent in the ceiling, directly above the toilet area in the master bathroom. We provided an estimate to perform a pull and reset of the toilet and replace the existing wax ring. This estimate was approved. During the removal process, we discovered that the toilet flange was cracked. We recommended replacing the damaged flange to ensure a proper seal and prevent future leaks. This additional repair was also approved. All work was completed, including removal and reset of the toilet, replacement of the wax ring, and installation of a new flange.
