We met with Dave today and inspected Unit 28. During testing of the fixtures, we observed water damage to the ceiling above in Unit 28. After further testing in Unit 30, we determined that the leak is being caused by a shower pan failure. The shower drain in Unit 30 is not a proper 3-compartment drain and does not appear to be able to confirm for a shower pan. It also appears that an attempt to repair the shower had been made at one point. However, the repair was not performed correctly, as the shower floor remains original. Only a portion of the shower wall was replaced, which would not have effectively addressed the issue. This confirms that the leak source is related to the compromised shower pan, which has not been properly corrected. Important Notice: Continuing to use the shower without replacing the pan will lead to further issues and ongoing water damage to the ceiling and structure in Unit 28.
