Completed (3) Heat Tune ups Replaced 16x25x1 filter for Luxaire system above back hallway. Other filters ok. For EACH system Inspected wiring and controls, Measured temperature rise and static pressure. Cleaned flame sensors Checked ignitor ohms. Chexked gas pressures. Exhaust for Carrier unit (main lobby system) pitched backwards on the horizontal after it comes through the roof. There are manual dampers on supply branches for back hallway duct system. The one for Taylor’s office was closed slightly. I opened fully and it now matches the FPM velocity of the supply grille in Brittany’s office. I also noticed that flex is directly attached to take off collar, no hard pipe. Combustion and draft tests: Pass Carrier furnace had very small blow back on smoke test in middle serpentine but I did not notice any increase in excess air when blower motor energized. Systems operating ok at this time
Performed QA on Amana Gas Furnace/AC Installation. Reviewed installation with homeowner and went over all questions she had. Tested system in heating and performed combustion test and adjusted gas pressures. Tested each zone separately and together to make sure they were opening/closing properly. Checked bypass damper which was opening when the basement zone was calling by itself. Completed checklist form in system. This install passed the QA Inspection.
Zone dampers were wired incorrectly, wired into the open and close terminal not common and close. The dampers are spring open, power close. Corrected and tested system. Dampers are opening and closing as the zone control calls for them.
Installed new Amana furnace and coil in existing aux drain pan. Adapted to existing return and added new 10in bypass damper. Installed new Aprilaire zone panel and made all necessary low voltage connections. Installed new gas piping to shutoff valve and bubble tested. Installed new switch and outlet combo. Installed new condensate pump and new ez trap, tested function. Installed new custom supply plenum and sealed all duct connections. Adapted to existing intake and exhaust. Installed new outdoor unit on leveled stone and pad. Flushed existing lineset, pressure tested past 300 psi and evacuated below 500 microns. added 10 ounces of refrigerant. Tested system in heating and cooling, system working properly. Work area cleaned and install went over with customer.
Performed Ac tune up, check electrical low and high voltage, check filter, filter was just replaced, flushed drain test pump ok, check airflow, noticed no temp split, found outdoor unit not running, tripped breaker, reset breaker and check operation, refrigerant pressures ok capacitor ok, noticed pittted contactor, check all wiring and compressor connections, noticed start winding is loose, check amp draw on compressor, system is working ok on todays visit, indoor coil is leaking refrigerant, small amount is showing on coil, would recommend system replacement due to all issues currently with system. Also provided options on recommendations that will help compressor/ac unit.
No heat, found thermostat not working properly, bypassed thermostat for troubleshooting and found super dirty filter, also noticed unit kept going off on high limit after 7 minutes of running time check airflow and statin pressure, found unit to running on high delta. Called land lord and explained situation provided option on repairs, customer approved and electronically signed proposal, Replacement of thermostat, filter and adjust airflow, after repairs, temperature split came down to 60 Degrees name plate caps for 35 to 65 F. Lowers gas pressure to 3.2 wc and performed combustion test cycle furnace, would recommend getting service plan on HVAC so we can come out and perform tune upon entire HVAC SYSTEM.
Staff area Checked blower amp draw, checked temperature split, checked filter, checked compressor amp draw, checked blower motor amp draw, checked dual capacitor which found it be below spec, changed it. Checked pressures. Court room Checked blower amp draw, checked temperature split, checked filter, checked compressor amp draw, checked blower motor amp draw, checked dual capacitor. Checked pressures. Secure area Checked blower amp draw, checked temperature split, checked filter, checked compressor amp draw, checked blower motor amp draw, checked dual capacitor. Checked pressures. Turned all systems back off at the discount and set thermostats back to auto. Unable to read data plates on court room outdoor, secure area outdoor and indoor, and no data plate on staff area indoor. Everything is working correctly at this time.
Performed four gas heat furnaces check ups, check electrical low and high voltage connections and components, cleansed flame sensor and check gas pressure, replaced filters, check blower motors and capacitors, performed combustion test check airflow supply and return air ok, found court room furnace not working due to failed inducer assembly, unit is from 2003 joe most likely replace unit at this time.
Install three water heaters one above bathroom, sister joists and build platform with three-quarter inch plywood put new water heater in and pipe to the drain installed shut off valves on hot and cold pipes, also installed water heater in maintenance room install an expansion tank for that shit that’s pressurized each tank, let the air out of them, left main shut off valve for the water off, checked all operations everything is good to go at time of completion
Customer is experiencing no heat, upon arrival found furnace running, check cool cloud setting/errors and found couple codes on open primary limit, check filter and motor was making louder noise with current filter, restricting low of flow, current filter in there is 3M filtrate, replaced filter with regular pleated filter and check operation of furnace, check airflow and static calculations, check airflow setting on furnace ok Low stage temperature rise 48 degree delta 116/68 high stage delta 115/68 47 degree delta check total static pressure .30 wc. Cycle furnace couple times ok performed combustion test. Would recommend using 30 day merv 8 filters.
