AC Tune Up for Amana AC system. 26.5 temperature split. Cleaned and primed EZ trap; verified condensate pump operation. Indoor amps ok. Replaced 16x25x1 filter. Both coils are clean/in good condition. Refrigerant pressures/subcooling/superheat ok. Compressor amps/outdoor voltage ok. All electric motors and components ok. System is operating well at the time of this maintenance/tune up.
Performed precision a/c tune up on comfort maker a/c system. Replaced 16x25x1 air filter. Checked all electrical conections and components. Found weak blower capacitor, replaced 7.5 mfd capacitor. Also found dirty outdoor coil, washed off with garden hose. Also checked temperature split at indoor coil. Checked refrigerant pressures and temperatures at indoor and outdoor units. A/c system is working fine at time of inspection.
Performed cooling maintenance, checked air filter ok. Blew out condensate drain. Tested condensate pump. Checked voltage, amperage and electrical connections, measured capacitor values. Started air conditioner, checked refrigerant charge and temperature drop across coil.
Install Bradford White 50 Gallon Natural Gas Powervented Water Heater Drain, Remove, and Dispose of old water heater. Install new water heater in drain pan and install water alarm. Complete all mechanical and piping connections. Fill and purge water heater and test operation. Also replace expansion tank set pressure to 60 psi to match house water pressure test alarm ok, soap bubble gas connections ok no leaks found, ran water heater and check water temp ok went over installation with customer
Returned to replace inducer assembly. Shut off power, disconnect inducer from vent pipe. Removed inducer. Replaced gasket. Installed Ned inducer. Wired inducer. Connected vent pipe. Started gas furnace, cycled and checked operation.
Performed heating maintenance, replaced standard air filter. Cleaned burners and flame sensor, inspected heat exchanger. Checked voltage, amperage and electrical connections, measured capacitor values, found inducer running at full load amp, and the bearings are whining. Tested limit and safety switches, measured fuel pressures and performed combustion test.
Performed ac tune up check electrical low and high ok filter ok flushed drain test pump ok check temp split ok check indoor coil for any dye signs no signs, outdoor coil shows no dye signs, check refrigerant pressures ok capacitor and contactor ok cycle unit ok
No ac found system off upon arrival, set thermostat to call for ac and contactor closed, but no voltage present on outlet of contactor, contacts are in bad shape lot of black burners spots, quoted for new contactor and customer ok repsirs, installed new single pole contactor and check ac operation ok 410pressures ok supply air 66 return air 85 cycle unit ok
Found weak capacitor reading 15/5 mf. Replaced 45/5 duel capacitor. Compressor was not running when I arrived but outdoor fan motor was. Replaced capacitor and checked compressor amp draw. Also checked 410a refrigerant pressures at 80 degrees they were 298/120. System also has a 18 degree split at indoor unit. Homeowner signed up for membership plan for heating and cooling. System is working fine at time of inspection.
No ac, found system off upon arrival, customer stated ac unit was set to 65 and room temp was registering 67, set thermostat to call for ac check operation check indoor unit ok supply air 49 rerun air 70 check filter ok outdoor unit refrigerant pressures super heat and sub cooling ok 290/125 with 12 degree sub cooling and 12 super heat cycle unit ok system is working with almost perfect numbers

No ac found system off upon arrival, set thermostat to call for ac, check airflow supply and return, supply 58 return 72, check outdoor unit and found to be low on 410 and also found open capacitor for fan side, recommended adding refrigerant and dye also replacing run cap, quoted for repair and customer ok repairs, we would check coil when we come back to do ac tune up, customer sign up for service plan, recommended having tune up done some time in September customer sign up for service plan
No heat, found heater lock on pressure switch, reset furnace and troubleshoot, inducer making grinding noise, and control board cutting power to motor, during call for heat, both items need to replaced, check pressure switch ok check draft over -2.03 wc both intake and exhaust pipes cleared, quoted for repairs Replace blower exhaust assembly and replace control board cycle and test unit performed combustion test ok ALSO DURING SAME VISIT PERFORMED FIRST HEAT TUNE UP UNDER SERVICE PLAN, CLEAN SENSOR GAS PRESSURE CHECK BURNERS OK REPLACE AIR FILTER, CLEARED ALL PRESSURE SWTICH TUBING, CYCLE FURNACE OK
Performed gas heat 6 month inspection check electrical low and high ok check safeties gas pressure low and high ok combustion test ok also test humidifier noticed water was off at the saddle valve open valve and test humidifier ok pad is ok, set humidifier to 4 normal, replace air filter 16x25x1 cycle heater ok
Checked no cooling and blower noise, found failed blower motor bearings. Replaced 1/2 hp blower motor and capacitor. Wired new motor, checked direction. Started and checked amp draw. Checked refrigerant charge and temperature drop across coil.
