Issue was noise related. Replaced Aprilaire 413 filter Set dipswitches to configure 2-stage heating with only W1 in the terminal block. So will run at first stage heating. Set heating fan speed profile to “A” lowest speed available. They are fine with the sound with these settings. 2 of the 12” Honeywell round dampers are original to the house, may be getting stuck. We recommend replacing them. Left email estimate for this, *We replaced the other 12” round 12/10/21 System operating well at this time.
Reviewed home and gathered information to perform load calculation for building. Need to perform calculations and create new proposal for replacement.
Reviewed project with Tom and talked about specifics of what Tom was looking for in regards to equipment options and scope of work. Tom to send over blueprints so load calc can be completed to finalize sizing and change up options to reflect outcome of our conversation.
Talked to Margaret regarding ongoing issues with system. She said she would have to reset the power to the furnace a few times a week as it would stop cooling and get to 80 degf in the home. She said the indoor fan would run but she does not think the outdoor unit was on. Turned on system and observed operation. Checked over all wiring on the system. The outdoor unit does have a Copeland Coresense on it to protect the compressor. There were no alerts at this time. Checked system charge and cycled unit several times. Inspected air filter. All is working at the time of service. Measured capacitor and inspected contactor. Capacitor is new and contactor shows signs of wear. Ordered new Coresense and contactor to have on site. It is recommended that when problem occurs again, the customer will remove cover to obtain the LED code from the outdoor unit so we can further understand the problem.
Reviewed jobsite to look for Cooling improvements. Currently there are 2 rooftop units with ductwork from restaraunt but could not locate locate the thermostats. There is stair access through main building and walk out to roof area. Need to send technician out to aßess current units, locate the thermostats, and inspect ductwork to see if it can be reconfigured.
Reviewed system ans turned on breaker and found tripping right away. Inspected outdoor unit and checked for moisture in the disconnect. Inspected all wiring in unit. Removed compressor wires and found short of compressor winding to ground. Left disconnect off and energized breaker and breaker stays on so wiring is OK. Unit requires replacement, there is no temporary fix
Comfort issues in the home. Found home drastically imbalanced with the basement temperature at 60 degf, 1st floor set to 72 and at 72 degf, 2nd floor setpoint 72 and at 77, and loft in excess of 85 degf. Reviewed system and found zone panel calling for conditioning but 2nd floor zone damper closed. Spring open power close damper with no voltage to damper. Manually opened damper for now and checked airflow. Damper requires replacement due to spring failure. Recommend upgrading zone panel and both dampers to prevent future issues. Issue dampers is 8x18 and other dampers is 8x16. Also recommend sealing all ductwork in mechanical room as ductwork is leaking in several locations. Turned up water heater at customers request from "A" to "B". Recommend changing air filter as last filter change was March 3. Filters should be checked monthly during peak season operation. Booster fan recommendation as well to increase airflow to loft area.
Recorded photos and filter sizes for (15) Roof units where roof was accessible by my own ladder. There are (47) Rooftop units by my count (assuming there is 1 at the Citizens bank and 6 on the tallest section above where the Popeyes will be) I could not access that part of the roof so there may be 2 more. There was way too much traffic to set up ladder to get a close look at citizens bank roof. * Very important; Determine lockbock location for mounted ladder access
