During my twenty point heating inspection, I started with the thermostat. Giving a call for heating, and going to furnace to start maintenance. Temp rise of 30-60 needed, I got a temp rise of 37. House heats up to designated temperature. I checked out blower motor of any dirt or debris and it’s clean. Air filter still clean and will need to be swapped next visit. Hot surface igniter not cracked or having white spots. Flame sensor still working good, no need to be cleaned. Ducting done correctly, and all runs intact. Inducer motor is working efficiently. House heats good and ready for winter.
Arrived on site and performed AC maintenance on 2017 Goodman condensing unit
Arrived on site to perform fall tune up on a 4 year old Goodman unit. Client stated no issues and all is working good. Cycled unit. Found filter dirty and client replaced filter to prevent dirt entering system or system over heating due to restriction. Blower assembly has slight dust. Motor is good inducer motor is good and range. All electrical and safety switches are operational . Drain lines are clear but due have debris and dust from dust entering unit. Found no safety over flow switches on either drain lines and recommended adding one to prevent any Over flow in attic. Ducting is good and new R8. Found no protection on high efficient systems. Recommend adding surge protectors to system to protect from electrical surge and power outages that can damage or even short out systems and components. Cycled unit and replaced filter. Went over all findings and areas of concerns with client. Client is aware of recommendations with system and he did hold of for. Ow just wanted to see so he
Tech arrived on site. Started cleaning condenser coils. Removed all debris from condenser. Once cleaned checked all motor amps. Start components are good. Refrigerant charge and airflow are good. Customer signed up on maintenance plan.
