3 system AC tune up on blue shield plans. Checked in with homeowner and started with guest house. Washed condenser thoroughly, using portable power washer. Cleaned access panel and checked dual capacitor and contactor. Changed 12x24 and left spare 12x12 filter, as the room to access it was locked. Checked furnace blower, control panel and evaporator/ drain line. Cycled system on and checked refrigerant charge amp draws and temperature split. Got a 14 degree differential from 12x24 return and furthest supply from it, this is a manufactured conditioned space with low insulation and a metal roof, and there outside temperature is 98 degrees so this likely accounts for the low temperature split. For main house, washed condenser thoroughly, changed 4-14x24x1 filters and checked furnace and evaporator coils. Washed condensers, checked capacitors, and contactors. Checked refrigerant charge and amps. Both systems are working well at this time. Notated filter sizes on pinned notes.
