Inspect rental property for duct cleaning. After inspection of ductwork, furnace, and attic access, found that the supply ducts are dirty and in need of cleaning and so are the returns. The supply going to the living room area has a small break in it in the attic that needs to be sealed and repaired. This break has allowed a lot of attic dust into the system and will require a level two cleaning. Also, The returns will need a level two cleaning due to the way they were designed. They are not filtered at their access points but filtered at the furnace inlet point. With homeowner approval, proceeded with recommended work. Layed drop sheets and removed supply vents and return grills. Cleaned with microfiber cloth and spinning brush. Cleaned supplies with 3-7 passes each and returns with 6 passes each. Reattached vents and grills and sprayed in disinfectant spray. Sealed damaged supply duct in 2 spots. Cleaned up excess debris and set thermostat controls back to tenant preferred settings.
