Service call

First visit service check on new furnace we purchased last year from Comfort Solutions. Yearly maintenance cost well worth a 10 year warranty extension on the furnace and for 2 service checks a year. Justin Lewis was the service tech and was on time, very courteous, personable and knowledgeable. Thanks, would recommend to friends and family

During today’s visit, performed inspection and maintenance on one attic, air handler and one outdoor heat pump unit. Inspected ductwork for leaks. Inspected operation of zone dampers. Inspected operation of auxiliary. Heat strips. Inspected overall cleanliness of the blower and coil compartments. Found mildew buildup. On the inside of the blower compartment. Photos attached. Recommend ultraviolet lighting. Inspected blower amp draw. changed filter. Inspected temperature heat rise which is in the ideal range. Inspected outdoor heat pump unit electrical components. The system is functioning normally at this time, however, ultraviolet lighting is recommended at this time and an estimate has been sent to the customer to install ultraviolet lighting.

I diagnosed Shorted contact or for the outdoor unit caused the low voltage fuse to blow. This was causing the thermostat to be blank. I corrected the program in the thermostat to operate for a furnace system set up with straight ac. The system is an air handler with electric heat and straight ac. The thermostat was set up and wired up for a heat pump with reversing valve. I installed the contacts and tested the system. The system is currently functioning in all modes with out blowing the fuse. I also performed a single system heating maintenance today. Customer signed arch form and I gave customer the discount for today’s repairs. I replaced 1-20x25x1 filter. I checked the amp draw on the blower motor and heat strips. I checked safeties and confirmed proper sequence of operation. The system is currently heating at manufacturers specifications.

The media filter is still in good condition and will need to be replaced with the cooling maintenance.I checked the amp draw on the blower motor and heat strips. New 1 system CCM- Checked heating operations of Zoned 2020 Rheem heat pump and air handler. Customer just replaced the 20x20x1 filter, Checked capacitor outputs and amp drawls, Checked refrigerant levels and auxiliary heat, Triggered safety switches and defrost mode, Checked delta T, and cleared drain line. Did find a tripped 30amp breaker for the Rheem heat pump, I did inspect all components and all are in good working order. Made customer aware maybe a surge came through area or breaker is weak. Warranty, parts, and labor. Installed new compressor and new by flow filter dryer. Flushed refrigerant lines 3 times. Pulled deep vacuum, re-charged system with 9.9 pounds of 410a refrigerant. I completed a two system heating maintenance. I replaced 1-16x25x1 and 1-14x25x1 filter. I checked amp draw on the blower motors and inducer motors. I cleaned the flame sensors and igniters.I checked safeties and confirmed proper sequence of operation. Both systems are currently operating at manufacturers specifications.

I checked temperature rise and confirmed zone operation. I checked the defrost cycle and charge on the outdoor unit. I checked the amp draw and capacitor for the outdoor unit. Tenant mentioned the downstairs thermostat had an issue prior. The system did not come on down stairs until they turned the fan to auto. I checked into this and tested the thermostat and system functions. At this time the thermostat is functioning correctly and system is operating with the fan in auto. I discussed system operations with the tenants and the tenants will monitor the system. I asked that if this does happen again to please take a picture of the thermostat. This could help see the issue while it is occurring.
