I arrived at our clients home for a 2 system cooling maintenance inspection. I began on both outdoor heat pumps. I inspected and tested all the electrical components for both units. The larger master bedroom unit has already had a capacitor replaced. The capacitor on the smaller unit is starting to fail and is on the verge of failure, being below manufacture specifications. It has high start amps that are more than 50% of its limit. I did wash both outdoor coils as part of today’s maintenance. I then went into the attic and used Total-C down both drain lines for the air handlers. The filters for both these units should be replaced. I tested both blower motors and both are testing within range. The master bedroom unit has some signs of bacterial growth. I showed this to David and he is aware of the growth. He said it has not gotten worse and did not wish to address it today. Our client is also aware that both air filter needs to be replaced. Both units are operating normally on depar
