Performed single system cooling maintenance. I checked amps, capacitor, filter, drains, cleanliness, electrical, refrigerant temperature, and temperature differential. System is cooling to manufacture specifications. During the maintenance, I noticed a couple things that could be addressed. This issues are not a major issues now, but they will become an issue. The suction line pipe insulation is exposed due to critters chewing on it. This reduces efficiency and will cause water to drip on the attic floor during operation. The drain has some build up and this could lead to clogging. The evaporator coil has half of the evaporator coil oxidized. This leads to poor temperature transfer and poor efficiency. I provided pricing to address concerns.
Performed an 2 system heating maintenance, replaced return filters, inspected return/supply plenums , drain lines, all safety switches were tested, sequence of operation was monitored to verify proper operation, temperature differential is meeting manufacturer specifications, there is a return plenum on the upstairs unit that is very dirty and we recommended to add the April air conversion kit , we also recommend a drain line treatment to remove any buildup and be prepared for the summer.
Installed new control board in the outdoor heat pump. I programmed it using a shared data loading chip. Once I finished programming it, I rebooted the indoor and outdoor system. I tested the system in heat mode and the heat pump is fully operational and there are no alerts on the thermostat.
Inspected the cleanliness of the systems. I determined that the ducts were clean enough and doesn’t need cleaning. I discovered that the filters need to be upgraded, the blowers need cleaning, and that the insulation levels are low. I provided prices for the repairs and upgrades.
Found the outdoor not communicating with the indoor system. The outdoor unit was locked out. I reset the system on high voltage and low voltage. The outdoor unit would come on for about 5 seconds when I pressed the test pin. I verified that I have DC voltage to the outdoor unit for the system to communicate, that I have 24v voltages on R, and that the system is good. The coil sensor is reading 24kilo ohms and that indicates it is 43 outside with the reference of a thermistor temp/ohm scale. I confirmed the system has refrigerant. I reached out to tech support and sat on hold. I didn’t get anyone on the phone.
Performed system maintenance on a 5ton gas Trane system manufactured in 2023. Everything is running properly operating as it should, except showing a high concern for a condenser. As it has a heavy layer of dirt and debris, causing fan motor and compressor to work hardened eventually going out.
Installed and programmed new thermostat.
Found thermostat not allowing temperature to be adjusted off of 79and extremely hot. It needs to be replaced under parts and labor. Customer is cooling after resetting the thermostat, but it still needs to be replaced

Cooling HVAC system maintenance Performed service check and found multiple issues with system. Client chose to; Replace outdoor fan motor and test component. Replace blower motor capacitor to reduce amp draw on motor, increasing motor lifespan. This part has 5 year warranty.
Cooling AC system repair Replace failed blower motor and capacitor, no other mechanical failures found at this time.
Clean ductwork and replace 4 registers and 2 return grills.
