Jesse said he would check pressures on larger unit(main living area and upstairs) later. Smaller unit master/bedrooms was testing good on pressures and electrical. Found clogged drain line on main living area unit. Addressed the issue and unclogged the drain line. Found small air leaks on the duct connected to the master unit. Made sure to get these sealed up. Both units in good working order upon departure.
Performed a system spring maintenance ( gas). Tasks performed. 1. Visually inspected condenser coil for debris/ dirty. 2. Inspected condenser fan motor. 3. Inspected condenser fan blades. 4. Inspected/ cleaned wiring connections. 5. Tested compressor/ condenser fan motor capacitor. 6. Checked refrigerant pressures. 7. Checked compressor amp draw. 8. Checked condenser fan motor amp draw. 9. Inspected / replaced return filter,,,fileters will be replaced by the customer later on. 10. Inspected return plenum for debris/ dirty. 11. Inspected evaporator coil. 12. Inspected blower motor/ blower wheel. 13. Checked blower amp draw. 14. Measured temperature differential . 15. Inspected drain lines. 16. Washed condenser unit. Units are on brand new state,,, found no issues at this time.

Perform fall inspection on two units both units running as they should recommend pulling and cleaning both blower motors as they’ve both started to build up debris on fanblades recommending belt changes for both units. Unit number one controlling front office has a lot of wear and tear pictures in notes. Recommending a chemical clean on condenser coil as they both got a buildup of debris around them as well. All pictures uploaded form filled out as well.
