I arrived to the unit not cooling properly in the home. It is an upflow INTERTHERM unit. The notes stated the coil and TXV had recently been replaced. I gauged up and began to measure refrigerant pressures. My pressured were reading below normal manufacture specifications. I went back inside and found the indoor blower motor to have oil leaking from it and excessive dust and debris collected on it and the blower wheel. The motor is near failure and is pulling high run amps. Because the indoor motor is struggling it is affecting the outdoor compressor and overall performance of the system. The motor needs to be replaced and the wheel cleaned to further test the unit. Once replaced I can further diagnose the system and ensure it does not have “non-condensables” in the system or if it is just overcharged with refrigerant.
