Performed single system cooling maintenance on a 2022 mini split unit with 2 heads. I checked the system for cleanliness, washed the filters, washed outdoor unit, checked supply temperature, and checked the surge protector. The system is performing well, but could use a chemical cleaning on the outdoor unit. This is due to water not fully cleaning it as it appears to have a cottonwood substance in the fins. The head in the main potion of the house was spitting water out yesterday. After investigation, I determined it was due to the door being wide open on an extremely humid day and the filter being dirty.
I performed a single system cooling maintenance on a 2023 straight cool unit. I checked amps, capacitor, filter, electrical, drains, safeties, cleanliness, and temperature differential. The system is cooling inside of manufacture specifications and is clean. The drain was not draining correctly due to not having the vent capped. This is a negative airflow system and could not drain with a vent because of the suction. The outdoor unit does not have surge protection to protect the outdoor components. The compressor isn’t over amping on start up, but it is starting under a higher load. The airhandler does not have any water safety switches to protect against water damage via draining issues. I provided options to add water protection, a hard start kit, and a surge protector.
Perform system maintenance on multi head unit inverter. System Has two head units & 1 Condensing unit. Debris buildup across coils on indoor & outdoor coil. Clean outdoor coil using water only indoor head units are going to require a light chemical clean As well as blower motor as you will be able to tell in the pictures from buildup and debris, causing a lack of airflow on both and coil. I need to get with homeowner about pricing to clean indoor blower fan blades And clean indoor coils in place with light chemical/ water usage.
