I arrived for a single system maintenance inspection. The board president informed me of a noise issue from the unit. I began first by doing a visual inspection on the air handler. I found the 22*22*1 filter extremely dirty and restricting airflow. This is causing the unit to make a loud noise due to airflow restriction. I showed this to our client and washed the reusable filter and let it dry completely before reinstalling it. I proceeded to inspect the electric strip heat and ensured all components were operating within manufacture specifications. I found the blower motor to be pulling high amps due to the dust on the blower wheel. I showed this to our client and we discussed cleaning the motor to ensure efficiency and life of the equipment. I then proceeded outside and tested all the electrical components and Freon pressures of the unit. Everything passed inspection today. I did also wash the condenser coil as part of today’s visit.
