Came out to do a real estate inspection for customer. Home was built in 2014. Home is a little over 4,500 sqft building area. With a 1,750 sqft heated and cooled garage. The home has 4 systems total. They are all 95% High Efficiency systems. 95% of the heat created is used during each cycle. AC systems are a 14 Seer (Seasonal Energy Efficiency Rating). It has a 5 Ton system that heats and cools the main living room, part of kitchen, a guest room and guest bathroom. It has a 4 Ton system that is solely for the master suite, master bath, and master closet. Another 4 ton system covers the remainder of rooms and dining room. There is a 2 ton system that covers an open concept garage that’s attached to the home. There were no major things wrong with any of the systems. They all could use some cleaning of outside coils and some maintenance. I found the 5 ton having a broken blower safety switch that was bypassed.
