Came out to perform a preventative maintenance on AC system. Tenant will be changing the filters. Inspected blower assembly, motor, capacitor, electrical components, evaporator coil and overall condition of equipment. Inspected the capacitor, contactor, compressor, fan motor, and condenser coil condition. Washed condenser coil. Checked thermostat operation, wiring, amps, temperatures and pressures. System has been having a tiny leak for the past few years, and we’ve had to add about a pound of refrigerant each year. We added some last June and the pressures are still holding consistent with manufacturer specifications at this time. Made landlord aware that the unit most likely still has a leak, but that the pressures and temperatures are within range at this time. System is clean and is cooling properly.
