Apartment 606 is a new Goodman outdoor heat pump with a broken equalization tube on outdoor TXV. I provided estimate for labor only TXV because he is going to provide the TXV that is under warranty and any refrigerant needed. I asked him to please get the TXV as soon as possible, and that our office would schedule a technician for installation so long as he has the part and refrigerant available when we arrive.

I found the system out of refrigerant and the outdoor unit was in a low pressure lock out.upon visual inspection I found oil residue on the indoor coil. This along with the age of the system would point to a leaking evaporator coil. The outdoor unit is not work at this time, I explained the emergency heat function of the thermostat to the tenant. Due to the age and status of the indoor unit , I highly recommend replacing the indoor unit and getting a manufacturer parts warranty for the new indoor unit. I will type up an estimate for basic leak search options. Perform an electronic leak search. The system is completely empty and will require adding refrigerant to try to perform an electronic leak search. If the leak search results is inconclusive, we will not charge. There is obviously a leak though, the next step after electronic leak search would be escalating to a dye leak search. I highly recommend system replacement,due to the age of the system parts maybe obsolete. I have techni

Technician thoroughly inspected the upstairs and downstairs systems. Both of the systems are operating properly. First stage heating, second stage heating and emergency heat\heat strips are all functioning normally. The resident was attempting to feel air coming out of a return vent that actually does not blow air, It sucks air in. Return vents pull air, in. The supply vents deliver air out of the ductwork into the rooms. Also, the resident was unaware that this equipment does not simply turn on and off. This equipment has staging. So first stage heat has a different blower speed than second stage heating. Technician spent significant time explaining how this new equipment operates with the staging to be more energy efficient. Resident is now more aware of what to expect from the systems as they operate.

Warranty- Y1 and Y2 wired incorrectly in air handler I also recovered about 2lbs of refrigerant from both heat pumps, systems are now working properly. Pics uploaded

Unit 606, fixed leaks at solder joints outside. Once leaks were fixed at solder joints, found that it is leaking from the outdoor txv. Customer is aware and is gonna do repairs themselves. No charge for fixing other leaks.

Upstairs carrier heat pump system is operating properly. However, the downstairs Goodman heat pump system, has a failed compressor. This system is capable of making heat with its emergency heat strips only. Due to the age of the system, and that it has R22 refrigerant, replacement is recommended.

Upon arrival mini split system blowing out cold air in heat mode. Checked refrigerant levels and found system to be low. Added 1 lb of refrigerant to system and located leak at valves on outdoor unit. Tightened fittings and system is now operating properly.

Upon arrival customer stated that their previous hvac technician claimed that the main floor systems flames were rolling out of the burner compartment and condemned the system. I found the main floor system in the garage area. I started system up in heat mode by jumping out the control board for a heat call. The draft inducing assembly started but has a lot of debris swirling around inside. However the next step in the heating start sequence is to light up the electronic igniter. It never lit. After further inspection i found that the igniter is broken down to the porcelain. All the graphite material is gone. My recommendation is to at least replace the Electronic Igniter. Then the system can be further inspected.

Performed 2 system heat maintenance replaced 2 16x20x1 filters checked auxiliary heat and heat pump functions as well as refrigerant charge found upstairs drain pan full of water removed water and cleared both drain lines all systems operating properly at this time

Upon arrival checked upstairs system operation and furnace control board is bad from lightning strike, it also shorted out the thermostat. Main floor system has bad furnace control board from lightning strike. Not sure if the lightning shorted anything else until control board is replaced. Will be getting pricing and availability
