No AC found only one unit working properly, back hallway. Front lobby unit had a bad condenser fan motor, replaced motor, system is cooling. Conference room and hallway next to it are zoned together, main thermostat had failed, replaced thermostat, checked operation, hallway/conference room cooling fine. While here I did as much maintenance as I could, replaced capacitor on conference room unit that was about to fail, cleaned electrical compartments, washed condensers, flushed and vacuumed drain lines checked charge on all units, during this time I discovered the North Hallway unit was not cooling, traced problem back to indoor unit, by this time of day attic temps were dangerously hot, decided to come back Friday morning to fix this unit. Other three units are cooling great 7/5 returned and found bad control board on North hall unit, replaced board, checked operation, system is cooling Every unit is cooling except server room unit, its been down for several years. 2024 PCSA Heating Check Up Renewal AC Maintenance
12/14/23: Completed heating maintenance for all furnaces, replaced all filters and cleaned flame sensors, all blower capacitors were in good condition except for one which I replaced in furnace #4. All systems are heating at this time

Upon arrival thermostat was blank, found battery corrosion on one of battery terminals, cleaned battery corrosion as best as possible and ran furnace for a little while, also replaced filter with one that was next to the furnace System is heating at this time
Returned and replaced defrost and ambient sensors on outdoor coil. Checked system operation. System is operating normally at this time.
2023 Fall Check Up PCSA Prepaid Checked wire connections. Replaced filter. Heat strips are operating normally. Puron levels are within range. Thermostat is operating normally. Checked defrost mode on outdoor coil. Ambient sensor appears to have failed which will prevent the system from going into defrost mode when needed. Recommend replacement when possible.
No cooling north AC unit, found capacitor reading zero, wire was burnt off contactor as well. Replaced capacitor, fixed wire, had to run a hose on the compressor to cool it off, unit started, checked charge, unit is cooling
Air Conditioner Maintenance. System was at least 2 lbs low on R-410A. Sequencer was also stuck on keeping one of the electric heat strips from shutting off. Replaced sequencer and performed system check up. System is operating normally at this time. Customer may want a estimate on a new system or leak search and repair in the near future.
2023 Spring Check Up PCSA Renew Wasn’t able to detect any sounds. Most likely cause of the issue is metal in the cabinet rubbing under certain conditions. Everything else was clean and checked out well. System is operating normally at this time.
