Checked no heat complaint, found room temperature at 73, turned furnace on, furnace instantly started and ran, checked air filter new, checked blower and run capacitor ok. Checked flame sensor itâ€™s an obsolete mercury sensor and spark ignition. Cleaned pilot burner and sensor. Cycled furnace can not get furnace to fail. Recommend replacing furnace and air conditioner, system is 45 years old and parts are becoming obsolete and furnace will not be repairable.
Performed Precision Heating Tune Up on Lennox Gas Furnace System. Replaced 20x25x4 Air Filter provided by homeowner. Inspected electrical components on system. Tested Blower Motor Capacitor which is measuring below its rating. Inspected Burners, Flame Sensor, and Ignitor. Hot Surface Ignitor is worn and parts of the material of the Ignitor are starting to peel. Would recommend replacement of the Hot Surface Ignitor and Blower Motor Capacitor. The burners are firing but are starting to rust and corrode due to the Propane fuel. Also noted that the Bearings on the Inducer Motor are wearing and making a rubbing/vibrating noise when the motor is running. Due to overall condition, and the refrigerant issue with the AC would replacement of the entire system is recommended. Spoke with customer about recommended repairs and overall condition of the system. They would like to hold off on repairs and look into replacement of the system before next spring.
Reclaimed and removed old equipment. Installed new Amana condenser on new leveled pad. Installed new disconnect, whip, and flushed lineset. Brazed in with nitrogen. Installed new unico high velocity system in secondary drain pan elevated on snow feet and brazed in with nitrogen. Pressure tested to 300 psi and evacuated down to 248 microns. Reconnected return duct and sealed. Installed ez trap and wet switch and wired to break r. Installed new t6 thermostat. Installed disconnect and wired in high volt. Tested system and adjusted charge for lineset. System working fine at time of install.
Performed cooling maintenance, checked air filter. Blew out condensate trap and drain. Checked voltage, amperage and electrical connections, measured capacitor values ok. Started air conditioner, checked refrigerant charge, found low on charge. Topped off charge and balanced by superheat. Checked operation and temperature drop across coil.
Performed Quality Assurance on recently installed Amana Gas Furnace. Replaced 20x25x1 Air Filter. Completed checklist form in system. Reviewed installation with homeowner upon completion.
Supported coil and removed old furnace. Replaced with Amana high efficiency gas furnace. Reconnected return drop and sealed. Installed new condensate pump and lines. Ran vinyl to discharge line. Reconnected gas line and installed new pressure switch and leak checked. Reconnected electric and added a receptacle. Reconnected low volt wiring. Reconnected venting. Turned system on and tested all functions. System working well at time of service.
No heat found furnace on code 13 open limit or roll out, open up cabinets to inspect inside compartment, flames rolled back causing the rollout to open this is to prevent furnace to catch on fire, furnace has two big cracks/opening on from heat exchanger cells, and all the inside heat exchanger is all black due to secondary collecting all the byproduct of propane, furnace needs new complete heat exchanger new burners flame sensor and new inducer quoted for repairs repairs cost is the same as replacing furnace called distributor and parts are over 1 week away, recommend replacing furnace
Performed oil boiler check up, check electrical low and high ok replace nozzle .75x70b and RF-1 oil filter, clean and adjust electrodes good condition ok, clean heat exchanger and flue pipe ok performed smoke test and combustion test all numbers ok cycle boiler test ok test limit water pressure and temp ok noticed on primary control reading 900 ohms, informed customer might need to replace controller cad cell looks ok customer is aware situation
Performed Precision AC Tune Up on Lennox System. Replaced 20x25x4 Air Filter provided by Homeowner. Cleaned Drain Line from accessible clean out Fittings on the Drain Line. Condensation Drain Line empties in the foundation of the home. This style of drainage is easily clogged and can back up. Using a Condensation Pump is recommended. Inspected Electrical Components on Indoor and Outdoor Units. Found the Blower Motor Capacitor and the Fan Capacitor on the Outdoor Units are Testing below rating. Also found Single Pole Contactor on the Outdoor Unit is very worn and pitted. The Coil of the Contactor is making a louder buzzing sound indicating that it is becoming weak. Spoke with Homeowner about concerns and recommended replacement of the components. Also found system low on Refrigerant causing the temperature of the indoor coil to be below freezing. Added 2lbs of R-22 Refrigerant to the system to lower Superheat Levels and raise the coil temperature above freezing. Due to age, 14 Years,
Talked to homeowner about issue that peco found. They said joints needed to be sealed on duct work. Gave homeowner a price to seal duct using aluminum tape. Homeowner is going to do the work themselves instead.
Service call that the Upstairs Bedroom was overheating past the Setpoint on the Thermostat. Upon arrival, spoke with Homeowner about issue with the Thermostat. Found Thermostat was set to 71 Degrees and the Temperature readings on the Thermostat was 75 Degrees. System operates 3 Zones: Apartment Bedroom, Kitchen Area, and Basement. The Kitchen area was calling for Heat and the other two Zones were satisfied. Confirmed Temperature inside the Bedroom with a digital thermometer to ensure the Thermostat was reading accurately. Tested each Zone individually and checked the Zone Dampers and Zone Panel Control to ensure proper Voltages. The Damper for the Bedroom area is not accessible, and the location of the Damper in the Ductwork is not known. The Ceiling is insulated and dry walled immediately around the unit. When the Bedroom Zone is not calling for Heat, but one of the other Zones is calling, Air appears to be leaking by into the Bedroom Zone. To further troubleshoot, we would need to
Performed Precision Heating Tune Up on Propane Fired Lennox Furnace. Air Filter was recently changed and was in good condition. Was informed by Homeowner that there was a leak coming from one of the Pipes for the Furnace. Found water dripping from one of the 2" PVC Fittings on the Exhaust Pipe. Used Slilicone to seal around Fitting. No further water was detected. If leak persists, then we will have to repipe a section of the Exhaust Pipe. Cleaned Drain Lines for Furnace. Removed and cleaned Flame Sensor. Inspected Heat Exchanger and Burner Assembly. Brush cleaned Burners in place. Burners are beginning to rust but are currently clear and lighting properly. The Blower Motor Capacitor is testing at its lowest recommended rating. Also found the the Hot Surface Ignitor is very worn in appearance. Recommend replacement of the Blower Motor Capacitor and the Hot Surface Ignitor. Performed Combustion Analysis on Furnace while measuring Gas Pressure. Gas Pressure is set lower than recommended,
Install 6 ecobee WiFi thermostats custard men supplied thermostats run new wire to 2 thermostat common was missing, and also added a transformer to propane furnace to the three zone furnace/ac, went over all settings with customer shoded how to use and how to change battery on room sensor, Test and cycle all thermostats ok
Performed Precision Heating Tune Up on Oil Fired Boiler. Replaced Oil Filter and Oil Nozzle. Electrodes were in good condition. Cleaned Electrodes and checked for proper positioning. Removed Flue Pipe and cleaned Chimney Base and Flue. Heat Exchanger was full of corrosion and debris. Cleaned Heat Exchanger and reassembled Boiler. Put Boiler in operation and performed Smoke Test, Draft Test, and Combustion Test. Tested Expansion Tank and found that there was no Air Pressure in the Tank. No Water was present when testing the Valve. Due to the age of the Expansion Tank would recommend replacement of the Expansion Tank.
Replaced customer supplied aquastat and set aquastat to 180 degf. Tested operation. Performed combustion analysis and efficiency test, smoke test, and draft test on unit.
