Performed ac check up, check electrical low and high ok found blower cap reading 6 rated at 7.5 filter ok flushed drain noticed ac drain slope is not away from coil, primary pan is full of water, causing high humidity and potential for mold, recommend repairing drain line, by installing an ez trap, check outdoor unit 410 pressures ok capacitor and contactor ok cycle unit ok quoted to replace drain trap and correct problem with slope, customer ok with price customer does not want blower cap replace
Performed precision ac tune up on lennox ac. Found clean 16x25x1 air filter. Also found that thermostat switch on older Aprilaire thermostat is going bad and no always switching correctly, recommended replacing with Honeywell t4 programable thermostat. Homeowner is going to let husband know about issue. Also found mouse nest in outdoor unit cleared out and found no wires chewed at this time but could happen in the future. Checked all other electrical components and connections. Checked refrigerant pressures and temperatures at indoor and outdoor units. System is working fine at time of service.
Performed Precision AC Tune Up on Second Floor Lennox Heat Pump System. Replaced 14x24x1 Air Filter, Cleaned EZ Trap on Drain Line. Inspected Electrical Components on Indoor and Outdoor Units. Measured Refrigerant Charge and found System was low on Refrigerant. Subcooling was at 3 Degrees and Superheat was at 66 Degrees. Added 3 lbs of 410-A Refrigerant to System. After adding Refrigerant found Subcooling increased to 11 Degrees and the High Side Pressures increased. The Low Side Pressures did not change and Superheat remained around 60 Degrees. The TXV in the Air Handler is restricted and not allowing the Refrigerant to flow properly. Need to replace TXV and retest System. System may need additional Refrigerant after the TXV has been replaced. No Dye was added to the system at this time due to issue with the TXV. Do not recommend operating system until repair can be performed.
No ac found indoor blower comes on but no outdoor unit, found open capacitor 60x10 quoted for repairs, once new Calais in we would check pressures and electrical amp draw on motor and compressor customer will pay repairs and then he would get reimburse from warranty company also during same visit check r22 pressures 230/80 inside temp is 78 outdoor temp is 79
Performed ac check up, check electrical low and high, replace filter, flushed drain ok, check split only getting 12, check outdoor unit r22, unit is low on r22, also super boost overheating, and contactor making noise, quoted for repairs and also to add r22 would not recommend doing repairs, system to be upgrade chuck to come out to price complete system

Performed Six Month Inspection on American Standard Gas Furnace/AC system. Replaced the High Efficiency 413 Air Filter which was dirty. Inspected Wiring on Indoor and Outdoor Units. Reviewed Programming on Furnace Control Board. Checked Condensation Pump and EZ Trap to ensure they were clear. Tested Safety Switch on EZ Trap. Put system in Air Conditioning Mode and measured Refrigerant Charge on Unit. System is operating to standards. Recommend using the â€œCirculateâ€ feature on the Thermostat for the Fan. This will intermittently turn the Blower Fan on/off in between Heating/Cooling Cycles. This can help circulate air through the house which can help improve the overall Comfort within the home.
Drain Water Heater below Relief Valve. Remove the old Valve and install a new Hot Water Heater Relief Valve. Refill Water Heater and test. Installed new relief balve on water heater, quoted for new water heater thermal expansion tank will be included with new replacement
Performed Precision Heating Tune Up on Rheem Gas Fired Furnace. Replaced 16x25x1 Air Filter. While inspecting Electrical Components, found Blower Motor Capacitor was testing below the rated level. Also found Ignitor is beginning to show signs of wear and deterioration. Performed Smoke Test and Visual Inspection of Heat Exchanger. Cleaned Burners and performed Combustion Analysis on Furnace. Draft Inducer Motor is running at higher than recommended Amp Readings. The Motor is rated for 1.35 Amps and is measuring at 1.45 Amps. Also found Pressure Switch Tubing is starting to become Dry and worn. The Gas Furnace/AC system is about 29 Years old. Due to the age of the system and the overall condition, replacement is recommended. Visually inspected Hot Water Heater after speaking with Homeowner about issue. Found a heavy amount of Corrosion around the Pressure Relief Valve. There is a small amount of water dripping from the Corrosion on the Valve. Recommend replacement of the Pressure Relie
10/3 code called tech support helped me troubleshoot unit, had me hard reset unit and check discharge pressure per tech support pressure should be over 400 psig only getting 300 system need to be evacuated and check for leaks,
Service call that the Gas Furnace was not operating. Upon arrival, spoke with Homeowner about issue. Found Thermostat was set to 73 Degrees and the Indoor Temperature was 57 Degrees. Proceeded to the Furnace to troubleshoot. System was not displaying any Error Codes. Cycled Furnace to test. Found that the Draft Inducer Motor was seized and was not coming on. Motor was receiving proper Voltage but was not operating. Ordered replacement Inducer Motor Assembly and left to pick up from Supply House. Returned and removed the Failed Motor. Installed new Inducer Motor Assembly and made all wiring connections. Put system in operation to test. Performed Combustion Analysis on Furnace and measured Amp Draw on new Motor which was to standards. Indoor Temperature had increased to 60 Degrees upon completion.

Performed two gas heat inspections on gas heaters. Check electrical low and high ok check filter ok clean sensor and check burners ok combustion test ok cycle heaters ok recommend zap pro protectors for control boards connected common wire on board customer will connect common on stats
Replaced homeowner supplied watts water pressure reducing valve . Leak tested and pressure tested . Factory set at 55 lbs . Valve is working to factory standards. Removed old 50 gallon Pv water heater and replaced it with a new 50 gallon pv water heater . Reconnected cold supply and hot supply lines . Installed new tee and installed new expansion tank to tee . Reconnected gas line to new water heater . Leak tested gas line with bubbles. Reconnected exhaust pipe . Tested exhaust while water heater was running . Water heater was installed in a new pan with bricks . Water alarm was installed in pan . Relief pipe was installed. Before water heater was started up the pressure in the water heater was 55lbs . After the water heater heated up i took the pressure again and the pressure was 59lbs. After testing the water heater the water heater is running to standards with a 95 degree temperature.
