Found when I arrived outdoor fan motor running but not compressor. Tested 35/5 mfd capacitor, capacitor tested at 34.7/5 mfd. also found contacter buzzing. Told homeowner the only option we can try is to put a hard start on the system to see if we can temporarily get compressor to work. After putting on spp6 hard start, older ducane a/c came on. System ismiss matted with a newer carrier air handler in the attic. Recommend replacing the system, homeowner would also like to get a price if he were to replace both first and second floor systems. R-22 pressures are 239/60. System is cooling for now,

Performed cooling maintenance, replaced air filter. Cleaned condensate drain. Checked voltage, amperage and electrical connections, measured capacitor values. Started air conditioner, checked refrigerant charge and temperature drop across coil.
Smell caused by build up on condensate pump. Checked evaporator. Cleaned and added condensate tablets to evaporator. Cleaned condensate pump. Checked collector box and tubing for smells)trapped water; ok. Issue resolved.

Six month inspection for 100,000 BTU 2 stage Amana furnace and AC system. Heating temp rise 45F. Cooling temp split 17F. Cleaned EZ trap verified drain. Cleaned flame sensor. Visual inspection of burners and heat exchanger ok. Combustion test good. Compressor amps/outdoor voltage/outdoor capacitor ok. Both heating and cooling system are operating well at the time of this 6 month inspection.
AC Tune up for 5 ton American a Standard AC system. Cleaned drain, EZ trap and verified condensate pump operation. 24F temp split with outdoor air 68F. Replaced filter. Both coils are in good condition. Refrigerant pressures/subcooling/superheat ok. Outdoor voltage/compressor amps ok. System is operating well at the time of this maintenance/ tune up.

Blew out condensate drain. Checked temperature split. Checked refrigerant pressures and temperatures at indoor and outdoor units. A/c system is working fine at time of inspection.
Installation of Reme Air Scrubber, Put in a steep down transformer to power up reme air purifier,
When the inducer motor was slightly out of place. Reset and cycled furnace several times to verify.
Performed precision heat tune up on trane gas furnace. 16x25x1 air filter is clean. Checked all electrical conections and components. Found inducer motor bearings are very noisy, also inducer motor amp draw is high. Recommend replacing inducer motor. Cleaned flame sensor. Blew out condensate drain and tested condensation pump. Checked temperature rise. Checked gas pressure and performed combustion test. Gas furnace is working at time of inspection. 1/28/21. Installed new inducer motor on trane gas furnace. Tested operation of furnace and took combustion readings. Also installed 50 gallon Bradford water heater. Adapted to exsisting piping with 3/4â€ copper and new expansion tank set in drain pan on bricks with water alarm. Checked gas line for leaks. Tested water pressure and temperature at faucet. Both furnace and water heater are working fine at time of service.
