Performed ac ATTIC tune up check electrical low and high ok flushed drain noticed pan hold lot of water and pan is not pitched correctly so lot of water get collected then starts draining, this is due to condition on pan, also noticed has no safety for water protection, replaced filter, check temps split ok, blower cap is reading low, check outdoor unit refrigerant pressures ok capacitor and contactor ok cycle unit ok over at air ha Oder there is a 5 kw electric heat strip, but customer has an oil boiler at the basement emailed proposal for recommendations

Performed leak search, could not find any noticeable leaks, check evaporator coil, condenser coil, flare connections no sign of leaks, added dye into system, system need to be running for at leas 3 month or until units needs more refrigerant, customer will call office to schedule a return visit to find leak, no charge when returning to find leak

Kitchen mini split joe operating correctly, found system off upon arrival set controller to call for ac at the lowest levels, noticed frost starting to for, on gas line, system is low on refrigerant, leak search is needed to find where the system is leaking then we can provide estimates for Repair

Performed two ac tune ups attic and basement unit, replaced both filters, flushed drain and test pump ok attic unit has no drain protection other than float switch on auxiliary pan, informed customer about it, also showed him the condition of indoor coil, lot of corrosion, check split ok outdoor units refrigerant pressures capacitor and contactor ok, first floor checked out ok on second floor ac found compressor did not start after couple minutes, customer is aware of issue, due to age would recommend replacement of second floor system

Check system set up, customer is interesting on upgrading the thermostat to WiFi stat, check wires at the thermostat, oil furnace and outdoor unit, provided options to customer customer ok price on T6 pro WiFi stat set up programming on stat to heat pump two stage with oil back up locked out back up heat at 40 and compressor at 35 per customer with 2 degree temp dropped cycle system ok would recommend having oil furnace cleaned /tune up

Found contacter pitted at outdoor a/c. Replaced 40 amp single pole contactor and tested. Also performed precision a/c tune up on Lennox a/c system. Replaced 16x25x1 air filter. Checked all electrical conections and components. Checked refrigerant pressures and temperatures at indoor and outdoor units. Blew out condensate drain. System is working fine at time of inspection.

Performed ac tune up check electrical low and high ok replace air filter flushed drain add tabs, check split check blower and blower cap, blower housing is very dirty and cap is reading below ratings, also found secondary drain box from heater leaking, showed customer the condition, check outdoor unit refrigerant reassures cap and contactor ok cycle unit emailed proposal for repairs, bill to come out Monday morning to provide estimate for new furnace

Customer concern: heat cycles on and off Upon arrival called for heat and observed furnace. Furnace started in 1st stage and then second but never turned off. I turned switch off and then tried again but furnace did not turn off again. I then proceeded to eliminate possible causes. Cleaned flame sensor. Tightened electrical connections. Checked gas pressures and tested combustion. Everything checks out fine. Air filter needs to be replaced but customer will do herself. Temp rise 55. Informed customer about reme special and included special price estimate while supplies last.

Performed peco heat pump tune up. Replaced 16x25x1 air filter. Checked all electrical conections and components. Found condensation vinyl hose is ran to outside of home. Gave estimate to run vinyl hose to inside to prevent freezing. Also suggested getting a membership for discount on repairs and to perform heat tune up on gas furnace. Heat pump is 48,000 btu’s. Checked refrigerant pressures and temperatures at indoor and outdoor units. Heat pump is working fine at time of inspection.

Found weak capacitor. Replaced 15 mf capacitor. Also found dirty air filter. And a lot of junk in condensate tubing. Suggested we do a tune up on the gas furnace. Performed a precision heat tune up on trane gas furnace. Replaced 16x25x1 air filter. Checked all electrical conections and components. Checked gas pressure and performed combustion test. Gas furnace is working fine at time of service.

Extended exhaust pipe all the way passed deck, and insulated also cutback intake, during same visit eliminated discharge line going outside and attached discharge line to drain inside the house, this will eliminate any potential from freezing during very cold times, test and cycle condensation pump and working ok
