He reviewed options w/thorough comprehensive explanation & scheduled the new HVAC installation for the following day. Entire process with Mason Air & the service technicians was awesome!

Both hermetic capacitor and condenser fan motor failed. Briefly had fan activate with oversized capacitor but after several minutes motor cases operation and compressor continued running. Client is tenant and does not wish to invest heavily into system. Advised that unit is nearly 30 years old and replacement is essentially necessary. Provided ballpark figures for system replacement and requested client communicate to family who owns property.
Client wanted to talk about repair options instead of replacement. Explain to client that we can definitely repair the system, however, with the age of the system, the cost of a new system is just a little bit more than repairing it. Client would like to think about it again and we’ll get back to us if they decide to move forward.
AC System not reaching desired temperature in home. Did a thorough evaluation of AC system. Noticed that the indoor and outdoor coils were slightly dirty, pressures are off, getting a low superheat and V stat temperature which fluctuates to a higher superheat and then drops back down to a lower superheat. Checked airflow, air filters, clean, and client using a Merv 5 air filter. Duct sizing is OK, however, the evaporator coil is in very poor condition. There is a restriction in evaporator coil. One side is getting colder than the other side. System is 18 years old and uses R 22 refrigerant which is obsolete. Advised client that system needs to be replaced. Gave client estimates for replacement, however, homeowner who is the father is not there to make decision. Emailed estimates and client will get back to us.
Performed system maintenance. Found contactor heavily burnt and pitted. This is a commonly replaced wear and tear part. A heavily burnt and pitted contactor can lead a no cooling situation and worse case scenario cause compressor/ burn out of outdoor equipment. Indoor equipment has heavy rust build up on cabinet and internal parts (Evaporator). Unit also has some growth on supply plenum. This is due to poor insulation value on indoor equipment and connection to cold air supply. Due to over all age condition and refrigerant type suggest replacement. At bare minimum suggest to replace contactor and capacitor on outdoor equipment to prevent break down or serious compressor damage . Capacitor testing 15mfe out 40. This will cause equipment breakdown. Worked completed on JOB 35173421 - tech had customer approve via thier email not sold as do work now. Task codes have been manually added to invoice for revenue intake. Zero'd current task codes to avoid showing on future reports as pending
On arrival found float switch bypassed and condensate line impacted. Water overflowing onto floor around downdraft handler. Advised client of need to maintain drain and ensure proper placement of flood switch. Provided estimate for line flush with enrollment into maintenance plan. Client accepted. Service completed and balance collected via cc. If problem reoccurs, line will need to be modified to include P-trap.
Found water in emergency pan. No primary float switch present.
Came out for customer’s machine, not cooling correctly. Upon arrival found tripped float switch completed maintenance and fixed float switch.
Came out after install upon arrival found house to be very hot whenever all options with customer came to agreement that we are going to do new dampers and zone board. Need to wait for James in the morning to help order parts.
Came out for machine, not cooling properly. Upon arrival found bad blower wasn’t able to fully check machine because it wasn’t operational. Customer wanted to go with replace. Make sure to add new disconnect to air handler so we could pass for code. Also attic entrance is 20 inches wide. Also for the front Office, please adjust her membership because she just purchased one from us and she gets one with the new machine
Returned and assure all issues was addressed with clients all were so happy with Jon done by not only apex and Mason but with office staff! Knocked additional 50$ off due to miscommunications with office and client
