Water dripping from RTU#4. Found supply and return panel gaskets on RTU worn. Need to install new water proof gaskets

Water dripping from refrigerant piping in room 106. Re-insulated piping and fixed dripping issue. Advised client to keep an eye on ceiling tile to make sure there is no more water stains.

- Seal all connections w/waterproof duct sealant on RTU number 11. Diagnosed RTU number 18, no issues with the system. Diagnosed RTU number 6, system only running at half capacity on circuit number 1, circuit number 2 off on low pressure. Found that circuit completely empty of refrigerant. Performed leak search and found leak at evaporator coil. Gave client option to replace coil, however, recommend replacing entire system due to age and cost of repairs. Laura will review options and get back to us on which option she would like to move forward with.

Performed system maintenance. Found system operating with slightly low refrigerant charge. Contactor is heavily rusted on electrical tabs and slightly burnt and pitted. Performed leak search as part of maintenance visit. Found evidence of small leak in evaporator coil. Provided options, system is over 10 years with no parts warranty.

Water leaking from rooftop units when it rains heavily, went up to the roof and found several areas in ductwork that need to be resealed as well as a damaged panel on RTU number five. Water, damaged duct supply and return risers in building as well which need to be replaced and resealed. Gave client estimates on repairing issues. client needs to review estimates and get back to us if they decide to move forward.

Work done on 102 and 105 today She needs invoices sent from office like always System one working fine at the moment but system 2 is not communicating yet so we have to go to the roof and check RTU since breaker was off down here for some reason, it is just raining so mush and lightning to go at this moment Please send someone Monday if possible, anyways building is cooling about 72 degrees Bypass was completed like she wanted too and just need to bill out for that for now, if something else needs to be done on RTU 2 need to let Laura know

Found broken 3/4” male adapter going inside package unit in RTU 16 I no idea how it broke the way it did but performed a simple repair to assure client is taken care of respectfully at no charge. The return duct is slightly damaged and appears to have been for quite some time. There is a huge infestation of hornets on this system and ducting and can hardly work on it. Made client aware of the scenario and that after they are under control, we can use wall spray to help

Arrived to find system operational Client stated that the safety overflow switch was tripping system off. Investigated system to find drain line cleared and flowing but blower motor is going out and sounds horrible. System is not moving adequate air across coil and is reaching freezing temperatures. Needs new x13 blower motor and advised system to be caustious on how much money he invest into a 11 year old system. Gave options

Client getting error message on Daikin fit system. Error indicates blower failure. Float switch was tripping due to clogged drain line. Drain has a slight clog in it and is slowly draining. Advise client to have drain line flushed and sign up for an annual membership. Client said that they will flush drain line themselves and will think about the membership. Also recommended installing surge protectors on indoor and outdoor units. System is operating and functioning OK at this time.

Came out for a system estimate upon arrival, the homeowner wasn’t home and had to wait to see if somebody can come bring us into the upstairs air handler. Customer is pushing more towards just changing out one of the units went over all the options of why that isn’t recommended waiting until the morning to hear back from the customer about next steps

Arrived to find downstairs system with clogged drain line condensate pump and secondary pan completely filled with water. Got verbal approval to clear and treat drain line and pan l. Got all water out of secondary pan. After checking over system was made aware the upstairs system unit #8 was down. Investigated system to find systems condenser fan over amping and slightly under charged. Found leak in evaporator coil. Systems have no warranty sent over all recommended repairs/ replacement due to age! Today’s Task includes -Clearing condensation line -Cleaning condensation pump -Removal of all water from secondary pan

James returned and discussed all issues with Ron. After last inspection Ron had to on-site lift all air distribution boxes, seal all vents going through roof, install nail plate for copper Lineset, and secure and seal return plenum boxes. Would like to discuss a reimbursement for labor to pass. Installers need to return to cut in range hood vent and cap needs to be black. He would also like the ones we have installed spray painted black. Need to assure that remote return plenums are secured with wood screws as of right now they are being held up with self tappers need to cut access off hanging kits
