From the beginning to the end Mason a/c and heating was great. The scheduler was able to coordinate a short notice service and accommodate the schedule I had. Additionally, based off short a conservation and a quick diagnostic Michael was able to address my problem very quickly and provided me some additional information for routine maintenance. Definitely would recommend and use again.

Bad connection on condensing pump other company installed
Install new 3/4 PVC drain line from condensate pump to exterior of building. Line is approximately 15' in length. Line will use existing unused portal to exterior of building or new portal created with hole saw. 3/8 rubber line will be used to connect condensate pump to 3/4 PVC line, with appropriate barbed fittings and hose clamps. ----- Condensate System Repair Materials: - 20ft 3/4 PVC - 3ft Rubber tubing for existing pump - Clamps to secure tubing to pump and line - 3/4 PVC trap, fittings - Tall A-Frame ladder - Drill with bit to send 3/8 line outside - Replacement secondary pan (may not need, judge if can be repaired) - 1/2 sheet Ductboard with mastic and tape to transition supply, if needed Scope: - Lift air handler -6in to accommodate proper drain to pump, ensure level - Secure existing pump inside secondary pan with vent and trap to allow drainage - Transistion plenum if necessary, resecure and seal to code - Run new PVC line to exterior of building, connect to pump with
Performed tuneup on AC system. Cleaned indoor and outdoor coils, flushed drain line, checked air filter, inspected blower wheel, checked temperatures, checked static pressure, checked refrigerant pressures, inspected all major and minor electrical components. Found biological growth buildup on outside of supply Plenum as well as inside air handler, system is low on refrigerant, which means there is a leak somewhere in system, outdoor capacitor is very weak, and compressor has high startup amps. Give client solutions for issues with system. Clients main concern is the growth buildup on system. They would like to discuss with each other and will get back to us when they decide to move forward. Also offered elite membership. System is running and operating at this time.
Found system holding water due to it not draining properly. Re did condensate drain and pump. Insured proper drainage before leaving.

Systems are working great. Client wanted assistance on setting programs up in thermostats. Client also wants maint plan on both systems after 1st year is up
Showed up to homeownerâs house system was not cooling properly upon further inspection noticed that the run capacitor was bad system is operating to manufacturer specs at the moment. Customer paid with credit card. Everything is good to go.
Performed system maintenance. Found capacitor bad on fan side. Most likely due to dirty condenser coil. Contactor slightly burnt and pitted on bottom tab. Suggest to replace capacitor and contactor for outdoor equipment.
Found condensate line impacted. Recommended flush free with enrollment in maintenance plan. Client accepted. All services completed. On reactivating system found AHU breaker failed. 30A Cutler Hammer 2-Pole style. Provided client additional estimate to replace breaker same day. Client declined citing ease of replacement. Balance for service completed via check. No further action necessary.
Condensate line remains impacted. Tenant reports prior system draining to wash basin in kitchen storage room. That line was connected to secondary pan of prior system, primary condensate line has likely been impacted for an extended period. Used vacuum and positive pressure to attempt drain flush but was unsuccessful at getting line to evacuate properly. Gravity line is original to building construction. Called service manager who recommended installation of condensate pump with copper line to bypass failed line as well as authorize substantial discount to installation. Discussed with property manager who wishes to discuss with property owner, property manager will likely seek second opinion. No further action necessary at this time.
System was not cooling due to float switch tripping. Water keeps backing up into drain pan and filling up float switch cup because of high static pressure. Getting a total of .71 static pressure between supply and return, the minute air filter is removed static pressure drops to .5, air filter, very dirty and very restrictive. Replace filter with a Merv five air filter to have less airflow restriction. Tested drain with water and flushed completely out. Cycled and tested system, all operations OK at this time.
Performed system maintenance. Found system #2 low on refrigerant approximately 2 - 3 lbs 410a. Thermostat wire is damaged/frayed with copper wires showing. This can result in low voltage short further damage. Disconnect box for system #2 also damaged. Appears the copper connection has welded itself stuck. System #1 also operating with low refrigerant charge. Approximately 2 -3 lbs low r410a. Performed leak search as part of maintenance with no apparent leaks found during the time of the visit. Was some oil residue on first floor evaporator coil, but did not find apparent leak with electronic leak detector.
Returned and replaced filed blower motor. System restarted with 20° delta.
