Performed first maint on prepaid plan. Checked all electrical connections Amp draws in motors Starting components Cleared and treated drain line Washed condenser coils and pan Bearings test good Freon pressures are to manufacture spec Evaporator coil and blower wheel are badly debris up from the years of abuse. Advised client to have both pulled and chemically cleaned to prolong system life and ensure healthy home environment. Advised client to have over flow safety switch installed on air handler due to no safety’s to turn system off if ever was to over flow with water and would just flood garage or home. Also when I arrived tenet had stated that there was an excessive amount of air coming out of supply air plenum on top of air handler. Original installers poorly sealed plenum to unit and unfortunately would need to be (re-4 pieced) in order to seal ducting to system correctly due to installation application.

Performed tuneup on AC system. Inspected indoor and outdoor coils, flushed drain line, inspected blower wheel, checked static pressure, checked temperatures, checked refrigerant pressures, inspected all major and minor electrical components. Found heavy amounts of biological growth inside air handler along cabinet, Evaporator coil, and blower cavity, also compressor has very high startup amps and is low on refrigerant. Gave client options for repairs, however, system is 10 years old and recommend replacing due to age and cost of repairs. Client decided to replace the system at this time. Installing new system on Monday May 5. Client paid 50% down for install and signed them up for a one year free Mach one member membership.

Thermostat was defective and unresponsive upon arrival. Condensate line was clogged as well. Float switch was removed and batteries to thermostat were changed to verify thermostat was defective. Still blank screen and not responding to any command. All major and minor electrical components were checked and compressor start up amps were excessive. Indoor unit had biological growth build up. Customer was advised of all these issues and opted for a new thermostat, condensate flush and treatment, as well as a hard start assist. After installation customers system is working.

Brennan G Today I visited for a system maintenance. The system is very clean and all off the electrical components are within specs. I flushed the drain line and removed the 5" media filter. We discussed what filters should be used in the system and i recommended the 5" over the remote returns throughout the home. The refrigerant levels are good. We enrolled the system into our maintenance agreement.

Brennan G Today i visited for a system maintenance. I discovered the condensate line and pan where clogged I cleared the line for no charge as part of the maintenance visit. The system is cooling normally at this time however I discovered concerns regarding the systems cleanliness. The evap coil is impacted and the blower wheel is dirty. These two items should be addressed as soon as possible. The supply duct plenum is dirty and should be replaced. I provided options for system cleaning along with indoor air quality upgrades.
