System #1 Perform tuneup on AC system. Cleaned indoor and outdoor coils, flushed drain line, inspected blower wheel, checked temperatures, checked static pressure, checked refrigerant pressures, inspected all major and minor electrical components. System has an outdoor surge protector, but no indoor surge protector, also system has high output UV lights that was just installed with a new system by another company. The bulbs are already burnt out, they were not wired correctly and had no current sensor relay on it, and compressor has high startup amps. Client is going to contact the company that installed the system back in May to see if any of this is going to be covered under their warranty. All operation is OK at this time. Water leaking out of air handler from drain line being clogged. Float switch was getting stuck and not turning off AC system. Also, there is heavy amounts of biological growth buildup inside air handler. Gave client solutions for issues with system, however, system is seven years old and recommend replacing due to age and cost of repairs. Client chose to just go with the lowest option for now Because they are selling home. Cut in a clean out T on drain line, cleaned and flushed out drain line, and replaced float switch. Tested drain line, cycle tested system, or operations at this time.
Discussed increasing diameter of existing outdoor kitchen hood exhaust. Communicated with management about ability and discussed with client. Estimate for project sent via email.

Upon arrival client stated system was not keeping up well again Inspected both upstairs and downstairs systems to find this time the upstairs system is low on r-410a. Performed a free leak search to find a leak in the indoor evaporator coil. System is roughly 8 years old and is out of warrranty. Made clients aware and also that I can not give a price on a out of warranty evaporator coil today but can send one on Monday morning. I did send a quote to replace both upstairs and downstairs systems. Topped upstairs 2.5 ton system off with 4lbs r-410a to get by and made aware we would credit money spent today If quote is approved for replacement. We will be upsizing both systems. Will need to enlarge 12” return duct downstairs to a 14” to allow better air return.
Failure of capacitors can occur from voltage spikes, heat, and other factors such as compressor load and age. Systems do not need replacement at this time
