Arrived to find system set at 78 and satisfied at 78 Determined clogged drain line and water in secondary pan triggering float switch. Sucked drain line and cleaned with chemicals. All is working as designed now I did while on site Dress system up from mastic all in air handler door and drain line not insulated and secondary pan not sealed off or capped
Came out for machine not working, upon arrival found water in float switch. Cleaned float switch and machine still wasn’t working, I found a bad fuse and didn’t find any shorts so I bipassed it. Customer is up and cooling
Arrived to find system running. System was cooling but client was also using 2 portals of there own to help maintain temp. Found leak in condenser coil please see attached pics. Could not reach property manager to have approvals for any repairs or sign off for any estimates sent.
No cooling. House has two separate systems and neither one of them are working. The older system which is 10 years old is not getting any power to the thermostat from air handler, found bad thermostat wire for that system. The other system is less than a year old And has a bad outdoor board. Client does not like the York system that was just installed and wants both systems replaced. Gave client options to replace both systems. Client decided to move forward with installation. Need to run new thermostat wire for the kitchen system. Installing Monday, June 16.

Client moved forward with replacing heat pump system. Installing on Tuesday, June 10.
System not cooling adequately. Noticed that the blower motor is intermittently turning on and turning off. Got motor to temporarily run. Checked pressures at unit found system low on refrigerant which means there’s a leaking system. Gave client options for repairs, however, system is 16 years old and recommend replacing due to age and cost of repairs. Client needs a day or two to think about it and wants to get another quote. Will follow up in a day or two.
Upon arrival found ac unit off triggered by float switch Recommend maintenance to prolong life every 6 months Cleared and treated drain line to get system operating, drain needs to be treated with solution on a regular basis

Thermostat seemed to be working properly, upon removing air handler cabinets it was discovered that the entire coil was frozen. Filter was dirty and restrictive. Customer was advised to keep just the fan running until tomorrow in order for us to proceed with further diagnostics. Scheduled for tomorrow between 12 and 4.
Horizontal change out
Got to job couldn’t pump unit down fan motor bad sold unit
No cooling, did a complete evaluation of entire AC system. Found suction pressure at 0 psi and high side pressure at 215 psi. Removed sensing bulb on TXV and suction pressure went up to 15 psi. There is a restriction in evaporator coil/TXV. Also filter dryer is very rusty and has refrigerant oil residue on it, capacitor is weak, and compressor has high startup amps. Gave client solutions for issues with system, however, system is 8 years old and recommended replacing due to age and cost of repairs. Client chose to go with solution #1 for now. Signed client up for annual membership. Need to return to replace evaporator coil/TXV, filter, dryer, capacitor, and install hard start kit. Scheduled to return on Friday, March 28.
