Performed tuneup on AC system. Inspected indoor and outdoor coils, flushed drain line, changed air filter, checked temperatures, checked static pressure, checked refrigerant pressures, inspected all major and minor electrical components. Recommended installing a UV light inside air handler to kill any biological growth buildup, also recommended installing a drain guard, in-line drain cleaner to help keep the condensate drain line clear of debris, and also recommended indoor and outdoor surge protectors. Client not home at the moment, left client voicemail to go over options. Also email client all options. Cycled and tested system, all operations OK at this time.
Diagnostic completed. On arrival client reports water entering downstairs unit through suspected condensate line failure. Gained access to downstairs unit and found several access cuts into closet wall behind air handler. Condensate line exiting upstairs unit has broken inside wall and is draining into wall cavity. Line is being diverted into bucket downstairs. Two options for repair are opening wall to replumb condensate line or, more preferably, to run 3/8 copper line through attic and out of second floor unit to ensure proper evacuation. Discussed with client who will communicate when ready to proceed with repair. No further action necessary at this time.
No cooling, bounce system low on refrigerant and condenser coil is very dirty. Gave client solutions for issues with system, however, system is 18 years old and recommend replacing due to age cost of repairs. Left client estimates for replacement. Client will get back to us after he gets another estimate.
Returned with replacement motor and completed repair. Delta on system reactivation 17°f. Balance for project to be collected electronically.
On arrival found home 93°f. Activated system into cooling mode and immediately noticed liquid line temperature spike well beyond expected range. Approached condenser and found compressor active without condenser fan motor. Verified capacitor performing within tolerance. Motor has failed. Provided client with estimate to replace fan motor as well as enroll in maintenance program. Client accepted and requested to be billed via email. Motor is not stocked, we will need to return ASAP to repair system as client has health concerns.
Came out because customer had a concern about another company coming out and telling him they needed a bunch of stuff done on a two year-old machine upon arrival machine did not need coil cleaned at all. Recommend recommended. Customer gets a UV and whole house air purifier to protect our investment and the Air they breathe in their home. Customer has already got a maintenance from another company just recently
No cooling, found float switch tripped due to clogged drain. System is three months old. Cleared and flushed drain line still under labor warranty. Got system up and running, checked pressures and temperatures. All operations OK at this time.
Arrived to find system set at 78 and satisfied at 78 Determined clogged drain line and water in secondary pan triggering float switch. Sucked drain line and cleaned with chemicals. All is working as designed now I did while on site Dress system up from mastic all in air handler door and drain line not insulated and secondary pan not sealed off or capped
Came out for machine not working, upon arrival found water in float switch. Cleaned float switch and machine still wasn’t working, I found a bad fuse and didn’t find any shorts so I bipassed it. Customer is up and cooling
Arrived to find system running. System was cooling but client was also using 2 portals of there own to help maintain temp. Found leak in condenser coil please see attached pics. Could not reach property manager to have approvals for any repairs or sign off for any estimates sent.
No cooling. House has two separate systems and neither one of them are working. The older system which is 10 years old is not getting any power to the thermostat from air handler, found bad thermostat wire for that system. The other system is less than a year old And has a bad outdoor board. Client does not like the York system that was just installed and wants both systems replaced. Gave client options to replace both systems. Client decided to move forward with installation. Need to run new thermostat wire for the kitchen system. Installing Monday, June 16.
