Upon disassembly and inspection of unit, found that outer penatration for lineset is not sealed properly. Also found rodent droppings inside of unit. Hot and humid air are entering into the wall and room through the holes and causing excess condensation buildup on air coil, and the inside of the wall and possibly the outside of the drywall. Sealing that outer penatration will prevent hot and humid air from entering. Also would recommend having an some kind of an inspection for rodents behind the drywall above the door. Seal outer side of lineset penatration with thumb-gum to prevent unconditioned air from entering the conditioned space. Drain pan is not clogged and drain is properly draining outside. Drain is terminated approximately 6in outside of the wall. Drain water is dripping onto ledge and on top of electrical meter. Drain line can be extended to direct drainage elsewhere if desired.
