Called Westin Air for a “bum” furnace on a Monday morning and a tech was there Monday afternoon. Quick assessed the situation, identified the issue and promptly fixed. Would recommend.

Outdoor unit 440 volt power supply capacitor is worn down to nothing. 45 UF compressor terminal is reading 5.8 and fan motor terminal is reading 1.1 Install replacement 440 volt Titan Plus 45 + 5 MFD capacitor and test run equipment from the thermostat Suction line is condensating and cold , condenser coil is clean, cleaned electrical compartment and test run contactor. All equipment outdoors is running in good condition. No services were performed on the indoor furnace
Perform Gold cooling PMI on 6 systems Flush each coil by removing the coil door, or flushing through the condensate safety switch. Change each filter, 1x 16x20x2, 3x 16x25x4, and 3x 20x25x4 Flush drain pumps and add tablets as needed Wash condenser coils on all 6 units Verify proper delta T for each unit Check run capacitor on each unit verifying nothing out of spec Checked batteries on all stats replaced as needed Paula is aware of the leaking water line fitting on the outside hose bib. She will notify the irrigation company that is already scheduled for summer service
Preventative maintenence inspection on two 2001 Trane rooftop package units. Water flushed outdoor coils. Flush condensation traps and drain pans. Replaced all air filters and belts. 8 20x20x2, 8 16x20x2, and 2 B62 belts. Tension set on belts. Test ran units in cooling mode. No issues found while on site today and both units are operating in cooling at this time.

Two Trane XL16i AC units running in great condition. 20x25x4 air filters in good condition. Visual inspection of indoor coils. Flush condensation drain pans and drain lines. Humidifier dampers shut. Run test each in cooling mode from their own thermostat. Both systems are operating within air temperature and refrigerant pressure/temperature specifications. Outdoor condenser coils are in clean condition. Outdoor fan motors and compressors are operating within specs. No sign of mice in either unit. Systems are operating properly, efficiently and ready for Summer.

Replace failed OEM ECM blower motor test run fan, heat, and cool. Everything is operating properly after repairs were performed
Upon arrival unit won’t recreate the reported noise. Customer had additional complaints for whistling ductwork from zone system causing high pressure. Adjusted all dampers so they do not close to 100% while satisfying a demand for a different room to relieve pressure and keep noise levels down.
Upon arrival inspected furnace and found unit in an overheat lockout, perform diagnostics and discovered unit was not cycling blower for heat function. Control board will not click on relays for blower motor. Control board will need replaced, homeowner said that the breaker was tripped Friday and the unit wouldn’t work after. Will have to build a quote for new control board.
2018 AirEase AC AC running in good condition. 20x25x4 air filter is new today. Visual inspection of indoor coil. Flush drain pan and drain lines. Humidifier damper shut. Run test unit in cooling mode from thermostat. Delta t of 19F with supply temp of 51F. R410a refrigerant pressures are within spec. High 230psi with 9F SC, low 115psi with 19F SH. Outdoor coils are in clean condition. System is operating properly, efficiently and ready for Summer.

Replace out of balance fan blade with Trane OEM part. Verified correct operation. Refrigerant liquid pressure 285psi, 8⁰ subcool Outtdoor temp 69⁰ Chart calls for 280psi +/-10 at 70⁰
Disconnect switch is overheated on the bus bar. Replaced disconnect.
