Preventative maintenence inspection on Trane high efficiency furnace running in great condition. 20x25x4 air filter is new today. #35 humidifier pad is new today. No more filters or humidifier pads left on site. Clean flame sensor and check ignitor. Visual inspection of burners. Flush condensation trap and drain lines. Run test unit in heating mode. Temperature rise is within specs for both stages. Blower and inducer motors tested good. 3" pvc flue in good condition and no sign of leaks. 0PPM CO detected during testing. Humidifier tested during heating operation. Systems are operating properly, efficiently and ready for Winter.
Upon arrival found rollout safety tripped Furnace producing more than 1500ppm carbon monoxide out the exhaust Heat exchanger is failed **Extremely dangerous to operate in its current state** Furnace needs replaced 2003 Bryant 100,000btu two stage 90% efficient furnace 21" wide 5 ton AC 2" exhaust and intake piping roughly 35' long 12x24 return drop 3/8 × 1-1/8" line set 82" overall height available if the 5" flex duct on the back side is moved up
Performed heating maintenance to a 2005 Trane single stage 93% efficient gas furnace Pulled and cleaned flame sensor Pulled condensate trap and flushed with water 20x25x4 filter is good Replaced humidifier water panel (#35) and opened bypass damper Humidifier is operating properly, no water leaks and solenoid functioning correctly Concern of high water bill from humidifier can be due to extensive run time. Set humidistat to a lower setting. Run tested furnace Combustion numbers are good Gas pressure 3.5 Temp rise 45 Furnace began kicking out on pressure switch Found condensate elbow off the inducer plugged solid Cleared debris from that line Run tested furnace again No faults occurred again Furnace is operating within spec at this time
Performed heating maintenance All five 20x25x4 filters are new today Replaced steam cannister for the humidifier controlled by the hearth room thermostat (south end of the house) - this humidifier does the bulk of the work and is set for maximum output capacity Master bedroom humidifier cannister in good shape Changed thermostat settings for entryway and second floor to allow for auto system changeover from heat to cool.
