Called Westin Air for a “bum” furnace on a Monday morning and a tech was there Monday afternoon. Quick assessed the situation, identified the issue and promptly fixed. Would recommend.

2012 Trane xl59 3.5 ton r410a cooling system is running in very good condition System and th6000 series thermostat are maintaining the set temperature upon arrival. Evidence of old corrosion on the battery terminals but everything is working good now 16x25x4 Honeywell filter is on schedule with homeowner and in good condition, evaporator coil is sealed in the plenum with s-locks foil tape and is only serviceable with disassembly for breakdown repairs Flush condensate drain from service t inline in the pipe Outdoor unit capacitors within specs and starting relay is functioning good. Refrigerant pressures are within specs Water flush condenser coil and return equipment to normal service Homeowner will reset the -10° test temperature on the thermostat All equipment is clean safe and ready for summer
Cooling preventative maintenance performed Check filter -16x25x1 new today Check coil for any buildup debris in drain pan and flush with water Set up thermometers Rinse down outdoor coil with garden hose Check capacitor MFD - 40+5 @ 40.25+4.64 Verify pressures and HP-SC/LP-SH335-18°/120-1° Delta T - 20° The Air handler and AC are in optimal running conditions.
Replace air coil in Master bedroom geothermal system Replace 1" ball valve on main house system Upon arrival homeowner was concerned about system not running at all over the weekend. System is locked out on several service codes all pertaining to loss of refrigerant charge, freezing due to loss of refrigerant charge, or low pressure on the suction line. System was running and short cycling in lockout at 100psi with 47 superheat and 210psi with 1° subcooling 6 x E4, 8 x E71 Equipment is running in excellent condition after today's repairs
Replace replacement motor from yesterday with a new shop stock condenser motor. Old motor was bad out of the box. Test ran unit and unit is cooling at 18° 20° subcool 10° superheat
Upon arrival discovered bad capacitor got power back to the unit and blower motor not operating properly. New blower motor was installed but soon as power was put to new motor it continued to trip breaker all wiring correct. Motor would start an extremely low speeds. Universal motor bad out of the box. Will have to return with another motor
Put system into test mode, ran cooling capacity at maximum for 30 minutes. No active faults, all numbers are within nominal range. Refrigerant numbers look good If fault occurs again, turn circuit breakers off for 30 seconds and turn back on to restore operation.
Diagnosed 18yr old trane R22 system out of refrigerant. Wants a Trane XV20 AC put in its place B width coil 2.5 ton Current system is communicating trane comfortlink
-Master bedroom suite 2015 NVV036 System has 15 x E71 charge loss service codes and is currently in hard lockout After code reset and run test refrigerant pressures are extremely low running at 230 & 92 Fresh refrigerant oil is visible on the evaporator coil in the front right hand corner Recharge only with 3.5 lb new r410a for temporary cooling until permanent repairs are special ordered and installed 7 Series air coil needs replaced -Main house system The Bluish green liquid leaking is ground loop antifreeze. A brass fitting located in the discharge line flushing port has a crack through the metal and needs replaced. 1 inch quarter turn brass ball valve (see pics) Seth will discuss warranty repairs with JP and prepare the estimate ASAP

Upon arrival for one system geothermal maintenance two Geo systems were discovered in the main house and one standard split system in the bonus room addition area 2011 Water furnace Envision 049 full package system servicing the main floor and basement 2015 waterfurnace 5 series split Geo located in the basement paired with 2015 NAH036 waterfurnace horizontal air handler in the Attic. With overlooking the dirty conditions of all the equipment and lack of maintenance since the last recorded date in 2019, both systems are running in fair to good condition. But with that said several items need attention ASAP to prevent any no cool breakdown conditions on either system. **The single ground loop servicing both Geo systems is running at bare minimum water pressure for a closed loop pressurized system. The ground loop pressure needs increased to a minimum of 50 leading into summer and the antifreeze needs identified and tested for free protection **The indoor air coil on the first flo
Second floor condenser had locked up fan motor bearings Install Century 42y 1/5 hp outdoor fan motor, reuse existing fan blades, install new 45 + 7.5 440 volt power supply, reattach existing compressor super boost hard start kit Water flush both condenser coils Both condensers are 6 in below recommended grade and at least three inches in the mulch beds. After water flushing both systems, the standing water was above the king valves of both units. *Recommend homeowner resolve drainage issues pooling against the house foundation **Recommend Westin Air raise and re-level both condensers with new permipads to meet current building installation requirements to grade

2020 Trane AC running in great condition. 20x25x4 air filter is new today. Visual inspection of indoor coil. Flush drain pan and drain lines. Humidifier damper is closed. Turned on programming for thermostat. Test ran in cooling mode from thermostat. Delta t of 20F with supply temp of 52F. Refrigerant pressures are within spec. Outdoor coils are in clean condition. Outdoor fan motor and compressor are operating within specs. System is operating properly, efficiently and ready for Summer.
Blower motor failed on furnace. Parts covered under Trane parts Warranty Labor granted from Westin Air due to system installed barely over a year ago and being on our Gold Maintenance plan. Replaced blower motor System operating normally at this time.
