Perform 3x GOLD cooling PMI Replace filters 2x AA210 1x AA410 Check capacitors all above spec 40+5 35+5 All amps on motors/compressors within spec Coils clean Refrigerant pressures all check out good
Performed cooling maintenance on two Trane air conditioners: Second floor system: Outdoor coil is clean Refrigerant charge is correct Wiring is all secure and tight, no signs of overheating Capacitor measured 39.5/4.9 Replaced 16x25x1 filter Indoor coil is clean Drain flowing properly Blower is clean No signs of water leaks Main floor system: Outdoor coil is clean Capacitor measured 60.6/4.8 **Power disconnect is overheated. Highly recommend replacing it** Refrigerant charge is correct Replaced 20x25x4 filter Indoor coil is clean Blower is clean Drain is clear Blower capacitor measured 17 while the motor was running. Only concern found was the main floor AC electrical disconnect mounted to the exterior. Approved proposal to replace 60A disconnect. Needs return visit to be in a couple weeks.
Install 1.5 Ton Bryant GA4SAN518 Air Conditioner
Installed a new low pressure safety switch on the Trane heat pump.
Disconnect switch outside for the AC unit was switched off. Unsure as to why. It had to have been thrown by hand, it's not something that can fall on its own. Ecobee thermostats were wired with the power extender kits. They are not needed because there are enough wires going to the thermostats. Removed power extenders and wired up both thermostats correctly. Smoke detector for the 5 ton system was also wired incorrectly. It is now interfaced with the system to properly shut it down in the event of a fire. Both ACs are now functioning normally at this time.
Diagnosed failed low pressure switch on the heat pump. Bypassed it for now. Need find a pressure switch we can install on a 1/4" flare tee to prevent needing to recover the refrigerant.
Performed spring hvac maintenance Bosch dual fuel system Natural gas two stage furnace Variable speed heat pump Zone panel with 4 zones Humidifier Closed humidifier bypass damper, will need opened in fall Verified correct operation of the system Furnace blower was caked full of drywall dust from construction (Blower cleaning is a $300 service, included with platinum plan if needed, no cost today) Pulled blower out of the furnace Removed the motor Took the housing and wheel outside Washed with water and brush Blower is now clean like new Brush cleaned and vacuumed secondary heat exchanger on the furnace Reassembled blower housing and motor Reinstalled blower in the furnace Tested operation Filter is still good. Left a new 20x25x4 Honeywell filter since provided filters are included with each maintenance visit. Outdoor unit is clean and operating within factory specifications
Diagnosed failed control board. Inducer relay stuck closed so the pressure switches were never re-opening after a satisfied heat call. This would not allow the furnace to restart. Furnace is 19 years old. Customer would like quotes for replacement
Two heat runs are on incorrect zones. Office and basement bedroom need switched. Ceiling will need opened up to correct this.
Convert 4 wire communicating Lennox iComfort system to single stage 5 wire 24 VAC and install Nest
2nd floor Lennox touch screen communicating thermostat. The equipment has power at the furnace but is unable to control anything due to a completely whiteed out screen. Lennox iComfort Wi-Fi PN #10F81 Homeowner is interested in switching to Black Nest to match downstairs. 18\5 wire is currently in the wall on the second floor
Unit is operating as expected filters clean.
Perform furnace cleaning on 1st & 2nd Floor Systems install filter on 2nd floor system
Replace locked up blower motor with new OEM motor from Trane. During repair, found blower wheel to be siezed on blower motor shaft. Due to this, replaced blower wheel aswell. Test ran in heat pump heating.
