Called Westin Air for a “bum” furnace on a Monday morning and a tech was there Monday afternoon. Quick assessed the situation, identified the issue and promptly fixed. Would recommend.

Homeowner complaint of dropping temperatures overnight. Upon arrival and initial test run system turned on and heated up to 113° but after 3 to 5 minutes of runtime the system short cycled off with no service codes visible with the cover door on. After multiple test runs and short cycles a 100% clogged air filter is determined to be the culprit of the short cycling which will eventually lead to a hard lockout and/or a 3-hour retry. Resurface flame sensor Blow out drain lines and condensate trap Inspect 2-in PVC direct vent outside terminations. All normal Remove clogged air filter for test run Condensation on the combustion air vent pipe in the basement is due to a non-stop running cycle of the exhaust motor during the lockout. Cold air is being drawn through the vent pipes and condensating on the exterior of the pipe due to high humidity in the basement. Test run humidifier. Honeywell HE 260 + automatic control Humidifier was running upon arrival in automatic fan mode no heat demand. Inspect evaporator pad and solenoid valve, cycle automatic controls on and off multiple times and test for 100% complete water shut off. Adjust water pressure down to reduce wastewater in the drain Return automatic humidistat controls to 6.5 Air filter and humidifier pad are in good condition No recommendations at this time. Continue to use the equipment as you normally would

23-year-old reznor ducted gas fired heater. 350K BTU two-stage gas heating. Twinned shaft drive blower wheels with A53 belt and 1.5 HP motor, 6-in galvanized 2 pipe direct vent roof jack exhaust and combustion air 20 amp 240 volt breaker tripped, fan belt snapped, air filters sucked off the filter rack. Test run blower motor, test spin blower wheels, test low stage and high stage heating operation, Replace six-16x16x2 pleated air filters Replacement a53 belt Carbon monoxide test at thermostat location 5 hours on tight High stage heating has high supply temperatures due to 100% return air being pulled at ceiling level of The third level vaulted ceilings where hot air tends to accumulate creating higher return air temperatures System is running good and two stage heating at this time
Callback from previous visit. Drain trap is clogged again. Remove drain trap and flushed thoroughly in sink. Reinstall and flush through heat exchanger collector box. Test ran system in heating to verify proper drainage.
Ht#, tP#, COF and IdL codes are normal for proper operation. No error codes in error code history on control board. System is operating properly.
Rubber hose fitted fo solenoid for water delivery to humidifier pad has cracked/split at the barbed fitting allowing water to spray out. Adjusted colloid valve and cut off ripped piece of rubber hosing. Reconnected hose and test ran system. No more leaking and humidifier is operating properly.
2015 Bryant furnace is operating properly. Previous no heat condition caused by dirty flame sensor and burners. System would kick on for 3 seconds and then shutoff with the code for ignition proving failure. Dirty flame sensor and burners suspected to be caused by dryer lint due to bing near the water and dryer laundry area. Cleaned flame sensor and burners and performed multiple fireoffs to verify proper operation. Proceeded to perform preventative maintenence inspection. 16x25x1 air filter in decent condition. Check again in 1-2 weeks. 4" galvanized B-vent in good condition and no sign of leaks. 0PPM CO detected during testing in basement. Test ran furnace in heating mode from thermostat. Blower motor amp draw, inducer motor amp draw, and temperature rise are all within spec for operation. Humidifier pad in good condition. Tes ram during heat mode. Systems are operating properly, efficiently and ready for Winter.
2023 Trane and 2020 Bryant furnaces running in great condition. Main house Trane furnace, installed new 20x25x4 air filter, and basketball court Bryant installed new 16x25x4 air filter. Both systems cleaned flame sensors and checked ignitors. Visual inspection of burners. Flush condensation trap on Bryant system. Humidifier on Teane system is operational. Drain line was not on draincsecurely and was leaking water into floor. Fixed drain verified no leaks. Test ran both furnaces in heating mode from thermostats. Both are operating properly for temperature rise, Manifold gas pressures, and blower and inducer motor amp draw. Vent pipes are all in good condition and no sign of leaks. 0PPM CO detected during testing. Systems are operating properly, efficiently and ready for Winter.
Performed heating maintenance on the 3 trane systems. Disassembled and cleaned both electronic air cleaners. Pulled and cleaned flame sensors Pulled and flushed condensate traps No current fault codes No carbon monoxide detected in the ductwork or around the furnaces. Second furnace does have a leaking inducer assembly. Parts are still under factory warranty. Order placed with Trane. We will schedule a return visit once we have the parts. Heat pump system on the 2nd floor is clean and operating within factory specifications.
