Preventative maintenence inspection on Bryant high efficiency gas furnace. 16x25x1 air filter is new today. Clean flame sensor and check ignitor. Visual inspection of burners. Flush condensation trap and drain lines. Run test unit in heating mode from thermostat. Temperature rise is within specs. Blower and inducer motors tested good. Pvc flue vents in good condition and no sign of leaks. 0PPM CO detected during testing. System is operating properly, efficiently and ready for Winter.
Discussed airflow with homeowner. Stated we could add dampers into basement to restrict flow for certain rooms and direct higher flow to the higher demanding rooms if adjusting registers doesn’t work out. Cooling preventative maintenance performed Check filter - 16x25x1 Check coil for any buildup debris in drain pan and flush with water Set up thermometers Rinse down outdoor coil with garden hose Check capacitor MFD - 40+5 @ 38.01+4.91 Check OD fan Amp - 0.75 Check compressor Amp - 6.12 Verify pressures and HP-SC/LP-SH Delta T - 20° The Air handler and AC are in optimal running conditions.
Performed maintenance on a Bryant single stage 92% efficient natural gas furnace. Filter is OK Pulled and cleaned the flame sensor Gas pressure was 3.8" Turned gas pressure down to 3.0" per the manufacturer's specifications Did not change blower speed for heat Temperature rise 53 degrees, max per specifications is 65 degrees Burners are clean Blower is clean No water leaks present No water leaks from exhaust piping No gas leaks detected Wiring is all tight and secure No stored fault codes on the control board Furnace is in good shape and operating within factory specifications at this time.
