I dread hiring contractors because it seems things never go as discussed or that corners get cut. I was so happy when Westin changed my furnace and ac because not only did it go just as discussed, the work was clean and meticulous and the workers were professional. The price was better than other quotes I got (from the companies with the high dollar tv and radio ads you always see). I definitely will recommend them to friends and family.

Natural draft furnace from 1987 Pilot would not light Removed pilot burner, disassembled, and cleaned Reassembled Furnace now operates but cycles on the high limit Increased the blower speed, still cycles on high limit Blower is very dirty. Fully expect air conditioner evaporator coil on top of the furnace to be plugged with dirt, as well. These are the biggest causes of furnaces to overheat and trip the high limit Performed a combustion analysis on the furnace Readings are way beyond acceptable for a healthy heat exchanger There are large cracks around the burners on the face of the heat exchanger Currently there is no carbon monoxide leaking into the house, but the risks are extreme in this case due to the poor combustion and the large cracks. Furnace needs to be replaced.
Goodman janitrol air conditioner is 26 years old this season and is already known to have a refrigerant leak with leak stop from previous owners and tenants Indoor fan motor turns on and runs however tenant states that sometimes it blows air out of the cold air return. Suspect possible bad fan motor and/or capacitor Fan motor capacitors specs at 7.5, actual reading 6.1 Outdoor system compressor not running with 120 psi r22 refrigerant while off, Dual run capacitor overheated and burned out completely uncompressor terminals and week below specs on fan motor terminal Refrigerant pressures low for the current conditions running at 62 PSI with 48 superheat at 72° Replace 7.5 370 volt indoor fan motor capacitor Replace 5 + 35 370 volt outdoor unit dual run capacitor Recharge 12 oz R422B
Upon arrival inspected furnace and found unit code 24 with blown 24v fuse. Installed test resettable fuse and test run system, no errors until ac unit cycles, inspected outdoor unit and found shorted 24v 1 pole contactor. Coil for part was burnt and reading 0.8ohms. Replaced with 1 pole contactor and test run system. After repairs unit came on cooling with no issues, I do not have a spare 3a fuse on my truck so lil popper will act as permanent fuse until we return for heating maintenance.

2019 Carrier AC running in great condition. 20x25x1 air filter in good condition. Visual inspection of indoor coil. Flush drain pan and drain lines. Humidifier damper is closed. Run test unit in cooling mode from thermostat. Delta t of 18F with supply temp of 53F. Refrigerant pressures are within spec. High 295psi with 10F SC, low 115psi with 11F SH. Water flushed outdoor coils to remove dirt and debris. Outdoor fan motor and compressor are operating within specs. System is operating properly, efficiently and ready for Summer.

Work health suite Middle Trane unit Switched blower on, noise was very loud. Setup ladder, got on the roof. Removed blower access panel Belt was flopping around. Shut unit down Adjusted belt tension Turned power back on Went back inside the space, all of the employees said it's so much better now. If belt gets loose again, we will need to replaced the motor bracket/tensioner assembly.
Two system rooftop package equipment. Filter inspection, cooling inspection, blower inspection, thermostat inspecti, above ceiling duct inspection, above celing air balance, All equipment is running as expected on the roof. Air filters were replaced in February and are still in very good condition. Confirmed multi-stage cooling on the front system and single stage cooling on the rear system. All blower speeds are set to the factory settings that do have room for adjustments but will require pre-authorization and roof access. The rooms in question for "Tara" are all associated with the thermostat in the front office reception area The back hall thermostat that controls the back of the building system only supplies to the rooms on the east wall. The entire center Island, West wall, and North and South rooms are all on the two-stage large system controlled by the thermostat in the front reception office Air balance to close one of two supply registers in the front reception area and
Everything turns on in the system however the refrigerant pressure has a tiny leak that has allowed the suction pressure to drop to nearly 0psi running but returns to 100+ when turned off. System is nearly empty and will require a full charge with leak stop. 2007 Maratherm R22 equipment. No additional services are supported for r22 equipment. R22 is three generations old and obsolete 2010 ComfortMaker 80% 75K BTU Recommend replacing the equipment ASAP. Leak stop is not guaranteed. The only guarantee in this situation is a leak in the system that could blow out at any time
Heating preventative maintenence inspection on 3 units. Replace all filters and tighten belt on 3rd unit. Clean flame sensors and ignitors. Test run in heating mode to verify proper operation. No issues suspected or found
Mitsubishi VRF system with three air handlers. Throwing low pressure fault. Sent over estimates for finding the leak and the cost for simple repair such as repairing a line set joint.
