Install new OEM control board for HP-04 Replacement control board did not fix the problem. The low voltage fuse tripped instantly when high voltage power was a reapplied after the replacement part was installed Additional diagnostics confirms two problems 1- the discharge line water valve actuator has failed with a short to ground and is tripping the low voltage fuse instantly when power is applied to the Y circuit 2- the red smoke detector wire circuit that is in series with the 24vac hot "R" wire of the transformer does not have any continuity therefore not providing any power from the transformer to anything in the air handler The temporary transformer installed for testing purposes at the last service has been removed and will NOT be applied to the bill. The air handler ICM control board is non-refundable therefore the new board will remain in place and Eric has taken possession of the original control board Westin Air will order and replace the water valve actuator *Eric

Old at 29uf Trace electrical short to the red 20\2 wire in series with a transformer low voltage feed Remove integrated smoke detector shutdown wire that was in series with the R (hot) wire of the transformer. Run test equipment in cooling mode If equipment continues to run correctly and smoke detector company confirms a correct repair or a real breakdown, the transformer installed today can be swapped out for the original that is still on site in place at the next regular maintenance service *** Currently HP4 is running with no smoke detector shutdown and is a safety concern if there is a fire in the building Recommend addressing the repairs with the smoke detector company ASAP***

System two in the North main front door lobby System one to the south in the main lobby area has visible oil staining on the cooling\dehumidification coil and refrigerant pressures are running very very low. 48 and 143. System is producing an air temperature change from 72.5°f return to 77.1° with a minimal humidity reduction from 63.4% to 57.3%RH. System 2 at the main front doors is not running at all due to 0 PSI of refrigerant R407C After discovering 0 PSI and possible die on the cooling / dehumidifying coil nitrogen pressure confirmed the leak with soap bubbles and video Both systems need air coils replaced The south system is still running with low refrigerant pressure The north system has the power turned off and will not run is it uploading I knew 10 or 15 minutes it might take it Seth will consult with JP and prepare estimates for repair and replacement All equipment in the buildin

Daikin Fit system Noise concern Sound they are hearing is the EEV (electronic expansion valve) doing a self-test. Demonstrated it by resetting the power to the furnace, which causes the valve to go through the test. System is operating normally at this time.

Replace gas valve on Goodman furnace number 1 in lodge. Replace gas valve on Bryant 80% furnace in Old Barn. Replace gas valve on North maintenance shop hot dawg heater. Replaced three gas valves. Installed propane conversion kits, and set Manifold gas pressures to manufacturers specifications. Test ran in heat mode to test operation and temperature rise. All three properly running within temperature rise.
