Performed cooling maintenance on a 3 zone mini split and a standard split heat pump Filters for all 3 indoor heads for the mini split are clean Coils are clean Put Condensate drain treatment in all 3 drain pans Washed outdoor coil Outdoor fan was making a rattling noise: removed cover and tightened fan blade nut. The washer between the nut and blade was rattling Refrigerant charge is OK Lennox heat pump with natural gas furnace Set Outdoor lockout for heat pump to 55⁰ Washed outdoor coil Capacitor in spec Refrigerant charge is not quite to spec. Charging chart calls for 3⁰ subcool, the actual measurement was 0.8⁰ Cooling-wise it is performing well Discussed condition and decided not to put any money into a 23yr old system that is cooling the space satisfactorily. Filter for the furnace is a washable type and is in OK condition Condensate drain is flowing properly Both systems are operating OK at this time

2015 Waterfurnace 3 series has experienced a compressor internal mechanical failure caused by welded contacts on the starting relay running the compressor non-stop forever. When the thermostat call was satisfied and the water pump and air blowers shut down the compressor continued to pump the refrigerant causing the ice freeze over on the coils. At the same time after a third party plumber replaced one of two flow center pumps, the glycol ground loop was never recharged and is currently at 0 psi Due to the welded contacts on the starting relay the compressor has experienced permanent damage from pumping liquid and will no longer pump refrigerant during today's testing. The refrigerant compressor, discharge line muffler, liquid line filter dryer, TXV, and all refrigerant needs replaced. 2012 Rheem heat pump 5 ton r410a Upon arrival homeowner had already had the system r410a refrigerant recharged by Apex pros for emergency reasons however they do not provide a leak stop or leak search service to perform repairs. They will only replace the equipment at 13 years old. Homeowner understands the processes and procedures of leak stop and dye after discussions with JP before today's visit Run test equipment in cooling mode to confirm acceptable running refrigerant pressures at the outdoor heat pump of the main house Perform leak stop/uv die injection Outdoor system is running in good condition and homeowners change the filters religiously No services were performed inside the house today
Per homeowners description of the conditions the house is warm and blowing warm air and ice is freezing at the evaporator coil freon line. Suction line pressure is running at 43. Equipment is 30 plus years old, original to the house, and has developed leaks in a unknown locations. R22 equipment is obsolete and no repairs are available. Recharge only at today's visit Water flush condenser coil Supply temperature at closest floor register 56 Due to the orientation of the service ports on the line set, leak stop injections could not be attached to the equipment. Recommend replacement of the full system
Replace Trane OEM compressor Recover refrigerant, remove failed compressor, purge lines with nitrogen to remove and burnt oil and refrigerant. Replace filter drier, install new oem compressor, nitrogen pressure test for leaks. Pull down to 500 microns with vacuum, inject acid away, charge in 12lbs 12oz of new r410a refrigerant, install new 35uf capacitor, and test run system in cooling mode. Refrigerant pressures are within spec, fan motor and compressor are operating within specs. No other issues found at this time. Inspected ERV and humidifier for any problems. ERV is operational but not operating due to high indoor humidity. Humidifier is operating but was shutoff in thermostat settings. All are operational with no issues suspected.
Initial visual inspection on outdoor unit showed a failed capacitor and mice nest that chewed some wiring. Replaced capacitor and removed damaged wiring in an attempt to get the AC operational. Flipped on breaker downstairs to initiate test run. Immediately there was a visual spark inside of the breaker and it tripped immediately. After further inspection of outdoor unit high wolvage wiring, found that the compessor has internally shorted from leg to leg. Compressor has failed and will need replaced along with Compressor high voltage supply plug/wiring. Trane supply is closed at this time so a call will be made the following morning to get availability, pricing, and to check for warranty status. A quote will be made and emailed over when complete.

Install replacement inlet water temperature sensor and suction line thermistor The entering water temperature sensor sent from water furnace warranty department was the incorrect sensor. It is 1 of 2 entering water temperature sensor on the system and leading to the variable speed drive however the one we need is connected to P1 on the AXB board The correct part number needed is 12P560-01 and will need ordered from the water furnace online warranty department Please reschedule with homeowner when parts have arrived 5-27-25 Return and install the correct water temperature sensor attached to P1 on AXB board Confirm correct temperature readings Both sensors are with Seth and will be returned to Ashlea for warranty processing
