Service recall Furnace locked out on ignition attempts Found burners rusted from propane acidity Pulled and cleaned burners Quoted stainless steel burners
Sighed up for silver maintenance 20x25x1 Filter is new Furnace has stored codes for tripped high limit Set gas pressure to 3.0" and increased blower speed to 17 Performed heating maintenance Cleaned flame sensor Fixed two small water leaks Verified drain line is draining properly all the way to the sump pump Furnace is operating within specification at this time
Performed heating maintenance Both Daikin modulating 97% efficient natural gas furnaces Replaced 20x25x4 filters Pulled flame sensors and cleaned Pulled condensate traps and flushed with hot water... both were full of gunk that would eventually stop the furnaces from operating Re-wired condensate safety switches to the alarm terminals on the furnace control board... this makes the system display an alarm on the thermostat rather than the stat going blank if there's a water backup in the drain line Repaired exhaust pipe leaks with primer and glue Disassembled and cleaned the heat exchanger core and filters on the aprilaire 8100 heat recovery ventilator Checked for signs of water leaks internal to the furnaces Blower wheels are OK All wiring is in good shape and connections are tight Furnaces are operating normally at this time
Replaced boards in second story heat pump. This fixed the problem. Discovered line set has 0psi. Service valves are still closed. Pressure tested. System is leaking somewhere.
Performed heating maintenance on Daikin propane furnace Pulled and cleaned flame sensor Puller and cleaned condensate trap Filter is good Blower is clean Temp rise 45⁰ Moved the Condensate safety to the alarm circuit on the furnace and enabled the function in the equipment configuration Checked dehumidifier Only recommendation is a MERV8 filter to be less restrictive on thr blower motor
Water furnace premier heating season geothermal tune-up maintenance and cleaning Safety inspection Performance evaluation Filter cleaning Humidifier winter setup Multi-stage heat pump heat evaluation Auxiliary/emergency heat run test and safety inspection Replace rubber seal on hot water generator upper fitting Replace burned out high voltage connectors on electric heat strip pack
Verified malfunction described with the 2nd zone on the VRV: remote unresponsive Replaced remote boards on the indoor head. Followed instructions for setup and programming. VRV now fully functional Cleared all 3 condensate drains and put Condensate drain treatment tablets in the drain pans. Verified condensate flowing from the heads to the drain outlets outside. Got all unit information for future maintenance.
Partial disassembly of basement injection pit to diagnose flooding waters coming out of the flushing T and 3-in floor drain from the air conditioning system Float switch failure. Ejection pump runs when not cycled through the float switch Homeowner has already set appointment with the appropriate sewer plumber
Install White Rogers 1f85u non-programmable heat pump thermostat
Performed cooling maintenance on a 3 zone mini split and a standard split heat pump Filters for all 3 indoor heads for the mini split are clean Coils are clean Put Condensate drain treatment in all 3 drain pans Washed outdoor coil Outdoor fan was making a rattling noise: removed cover and tightened fan blade nut. The washer between the nut and blade was rattling Refrigerant charge is OK Lennox heat pump with natural gas furnace Set Outdoor lockout for heat pump to 55⁰ Washed outdoor coil Capacitor in spec Refrigerant charge is not quite to spec. Charging chart calls for 3⁰ subcool, the actual measurement was 0.8⁰ Cooling-wise it is performing well Discussed condition and decided not to put any money into a 23yr old system that is cooling the space satisfactorily. Filter for the furnace is a washable type and is in OK condition Condensate drain is flowing properly Both systems are operating OK at this time
Install existing Mitsubishi ductless system *Mount both wall heads in the same location as previously installed and use existing wall penetrations *Route 1 new refrigerant line set down exterior wall, across roof and tuck under eave. *Route 2nd new line set through attic to 1st floor eave and down exterior wall. (Line set must be installed before drywall) *Line set to be installed in standard color line hide. *Install new 14-3 power wire between heads and outdoor unit Notes: Customer to provide dedicated electrical circuit to outdoor unit Disclaimer: Westin Air agrees to install the owner-supplied used HVAC equipment as requested. OEM emerson/water furnace thermostat is malfunctioning and need to be replace 1f83 thermostat has been discontinued by the manufacturer and is not available through any of Westin Air's traditional supply chains. Seth will prepare an estimate for the new model of the same thermostat Geothermal diagnostics not required converted trip charges to basic electric diagnostics Homeowner will follow up with office staff regarding thermostat replacement and estimates
2015 Waterfurnace 3 series has experienced a compressor internal mechanical failure caused by welded contacts on the starting relay running the compressor non-stop forever. When the thermostat call was satisfied and the water pump and air blowers shut down the compressor continued to pump the refrigerant causing the ice freeze over on the coils. At the same time after a third party plumber replaced one of two flow center pumps, the glycol ground loop was never recharged and is currently at 0 psi Due to the welded contacts on the starting relay the compressor has experienced permanent damage from pumping liquid and will no longer pump refrigerant during today's testing. The refrigerant compressor, discharge line muffler, liquid line filter dryer, TXV, and all refrigerant needs replaced. Nitrogen refrigerant line particulate flush 2 T&P ports, 1 is leaking The failed 2 pole starting relay and 440 volt power supply are required to match the new compressor Glycol ground loop needs to
2012 Rheem heat pump 5 ton r410a Upon arrival homeowner had already had the system r410a refrigerant recharged by Apex pros for emergency reasons however they do not provide a leak stop or leak search service to perform repairs. They will only replace the equipment at 13 years old. Homeowner understands the processes and procedures of leak stop and dye after discussions with JP before today's visit Run test equipment in cooling mode to confirm acceptable running refrigerant pressures at the outdoor heat pump of the main house Perform leak stop/uv die injection Outdoor system is running in good condition and homeowners change the filters religiously No services were performed inside the house today
